Assistant Property Manager (Flats At Sandy Spring)
WinnCompanies is seeking an Assistant Property Manager to join our team at Flats at Sandy Springs, a 56-unit LIHTC housing community located in Sandy Spring, MD. In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service. The pay range for this position is $30.00 to $34.00 per hour dependent on experience. The selected candidate will adhere to the following schedule: Monday through Friday from 9:00AM to 3:00PM. Please note that this is a part-time role working 30 hours per week. Please note that the selected candidate must have previous tax-credit leasing and LIHTC recertification experience. Responsibilities
Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required. Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals. Provide exceptional customer service, respond timely to resident issues and complaints and promote positive resident relations. Assist in all facets of physical and financial management as needed and assigned. Act as Property Manager in absence of the Manager for specified amounts of time. Prepare financial reports for the Property Manager as well as resident correspondence and recertification notices. Monitor the flow of accounts payable from issuing purchase orders to processing invoices. Requirements
High school diploma or GED equivalent. Less than 1 year of relevant work experience. Less than 1 year of supervisory experience. Experience with LIHTC recertifications. Extensive experience with leasing and tax-credits. Experience with various computer systems such as Microsoft Office. Outstanding verbal and written communication skills. Excellent customer service skills. Superb attention to detail. Ability to multi-task in a fast-paced office environment. Ability to work with a diverse group of people and personalities. Preferred Qualifications
Associate's degree. Experience with property management software. TCS certification.
