Position Summary The Business Development Manager is responsible for building and managing relationships with stakeholders within the Commercial Roofing & Exterior Restoration industry. This role focuses on market research, account acquisition, and nurturing relationships to create opportunities that are delivered to the sales team. The BDM works closely with sales leadership to ensure a steady flow of qualified leads and to re-engage prospects when opportunities stall. Key Responsibilities Market Research & Opportunity Identification

Conduct market analysis to identify trends, assess competitor activity, and understand customer profiles. Build and maintain detailed contact lists of property owners, facility managers, management firms, contractors, and other key stakeholders in target industries.

Lead Generation & Prospecting Execute outbound campaigns including cold calling, email outreach, and social media engagement to initiate contact and spark interest with prospective clients. Regularly attend trade shows, networking events, happy hours, charity functions, and other relevant gatherings to build relationships and promote brand awareness.

Lead Qualification & CRM Handoff Qualify inbound and outbound leads by collecting essential information to assess needs and readiness. Collaborate with the Sales Admin team to enter and manage opportunities within Salesforce CRM. Schedule follow-up calls and ensure leads are nurtured in alignment with customer expectations and internal timelines.

Cross-Functional Collaboration & Re-engagement Partner with marketing to align on lead generation campaigns and develop content that attracts ideal prospects. Work closely with account managers, estimators, and sales admin to ensure smooth transitions throughout the sales cycle. Reconnect with inactive leads by restarting outreach efforts and reassessing interest and fit.

Reporting & Continuous Improvement Monitor and report on outreach activity, conversion rates, and pipeline health. Share regular updates with leadership and suggest improvements to enhance lead quality, volume, and overall sales process efficiency.

Qualifications Bachelors degree in Business, Marketing, or a related field, or equivalent work experience. 35 years of B2B sales or business development experience, ideally within the commercial or industrial services sector. Proficient with CRM platforms (preferably Salesforce) and comfortable using data to guide decision-making. Excellent communication, negotiation, and relationship-building skills with the ability to connect with diverse audiences. Strategic thinker who thrives in dynamic environments and can manage multiple priorities while collaborating across teams.
