Description

POSITION SUMMARY

The Mortgage Loan Servicer is responsible for managing all post-origination processes and servicing activities related to 1-to-4 family mortgage loans and servicing-retained secondary market loans. This role involves regular communication with borrowers, lenders, and internal team members to ensure timely and accurate servicing of mortgage loans.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The essential functions include, but are not limited to the following:

Customer Service & Communication

Promptly respond to borrower and team inquiries via phone, email, and workflow management systems. Address questions related to loan payments, escrow accounts, and other servicing matters with professionalism and accuracy. Loan Management

Perform data entry and system setup for newly originated loans. Process loan payments, payoff quote requests, and payoff funds. Review daily payment reports to ensure accuracy and compliance with investor requirements. Manage escrow accounts, including payment of taxes and insurance, disbursements, and annual escrow analyses. Complete daily transfers and perform system validations of investor funds as assigned. Collateral & Insurance Management

Review, verify, and track insurance policies; upload documentation to servicing systems. Monitor and pay insurance premiums; follow up with third parties to gather required documentation. Ensure tax and insurance payments are current for both escrowed and non-escrowed loans. Track insurance policy cancellations and non-renewals; initiate force-placed insurance policies when necessary. Reporting & Documentation

Maintain detailed and accurate records of all loan transactions, payments, and communications. Conduct ongoing account maintenance, including: Submitting and tracking mortgage lien releases. Daily loan payment review and correction. Processing address changes, auto payment setups, and HELOC fund advances. Tracking temporary buydown payments. Apply late fee waivers as needed. Performing checkbacks and other quality control processes. Compliance & Confidentiality

Ensure compliance with all applicable regulations (e.g., RESPA, FCRA) and adhere to fair lending practices. Handle all borrower information with strict confidentiality and professionalism. Adhere to fair lending practices and ethical servicing standards. ADDITIONAL RESPONSIBLITIES

Requirements

EDUCATION & EXPERIENCE

Associate's degree required or equivalent work experience. Minimum of two (2) years of experience in similar job duties. Prior experience with Precision and Encompass preferred.
