Description Under direction, performs a variety of skilled, semi-skilled, and unskilled building maintenance and repair activities involving City buildings, structures, facilities and regularly inspects the condition of City buildings and facilities.
SUPERVISION EXERCISED Exercises no supervision.
Essential Functions
(Performance of these functions is the reason the job exists. Assigned job tasks/duties are not limited to the essential functions).
Performs semi-skilled interior and exterior building maintenance and repairs. Performs all duties within the Facilities Department which would normally be performed by persons occupying lower class positions. Operate a wide variety of power and hand tools, including power saws, sanders, drills, and other necessary tools to perform the work assigned. Assists in the installation, maintenance, and repair plumbing systems and a variety of plumbing fixtures: such as faucets, sinks, toilets, and water heaters. Assist in troubleshooting, installation, repair, replacement and maintenance of electrical wiring, fuses, switches, motors, generators, lighting systems, and other fixtures and equipment: including bulbs, ballast, filters, bearings, pumps, and belts. Assists in checks, service, installation or repair of heating, ventilating and air conditioning equipment. Maintain and repair a variety of City facilities; inspects for compliance with maintenance and safety standards; identify damaged or worn components, report and take corrective action as assigned. Checks fire extinguishers and emergency exit lighting. Opens and closes, locks and unlocks facilities as required. Cleans rain gutters, sweeps roofs, and sidewalks. Shovels snow on sidewalks and driveways and applies ice melt to these areas. Inspects and maintains assigned equipment and small tools for proper operating condition. Follow all applicable safety rules and regulations.

Qualifications
Knowledge, Skills, and Abilities: (KSAs are the attributes required to perform a job; generally demonstrated through qualifying experience, education, or training).
Knowledge of
Modern janitorial and basic building maintenance practices and procedures used in the repair of a full range of building facilities, equipment and systems. Occupational hazards and necessary precautions applicable to building and mechanical maintenance work. Tools and equipment used in building maintenance. Basic mathematical principles. Principles and practices used in dealing with the public. Safe driving principles and practices. Safe work practices. Skill to
Operate modern janitorial and cleaning equipment. Operate hand tools, power saws, sanders, drills, and mechanical equipment in a safe and efficient manner. Operate a motor vehicle safely. Ability to
Learn the methods, practices, and equipment used in skilled building maintenance and repair services and activities, including a variety of building trades work. Read and interpret sketches, drawings, diagrams and blueprints. Work safely and effectively with employees and the public. Work independently with limited supervision. Lift and carry heavy objects. Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work. Experience and Training Guidelines Any combination equivalent to experience and training that would provide the required knowledge, skills, and abilities would be qualifying. A typical way to obtain the knowledge, skills, and abilities would be:
Experience: One year of building maintenance and janitorial experience.
Training: Equivalent to the completion of the twelfth grade. License or Certificate: Possession of, or the ability to obtain, an appropriate valid driver's license.

Essential duties require the following physical skills and work environment: Ability to sit, stand, walk, kneel, crouch, stoop, squat, crawl, twist, climb, and lift up to 75 lbs.; exposure to cold, heat, noise, outdoors, vibration, confining work spaces, chemicals, flammable materials, mechanical hazards, and electrical hazards; ability to travel to different sites and locations; and availability for shift work, on-call, stand-by, and emergency call.
