BKM Management Company is a growing firm seeking driven, entrepreneurial professionals eager to grow with us and passionate about their work. Located at 2440 W Mission Lane, North Phoenix, (85021), the Property Manager will oversee the performance of existing investments against the business plan. This management role involves supervising staff, operations, and coordinating property management functions across an industrial portfolio in Phoenix, Arizona. Key responsibilities include ensuring properties generate satisfactory cash flow, are maintained according to BKM standards, and tenant satisfaction is achieved. Essential Functions: Leasing Duties: Assist leasing team with lease negotiations within corporate guidelines. Review and approve lease abstracts. Coordinate lease reviews with asset management. Support leasing efforts with local teams and brokers. Property Management Duties: Provide excellent customer service to tenants. Respond to tenant work orders promptly. Prepare scopes of work for vendors and manage contracts. Oversee vendor performance to BKM standards. Understand tenant leases thoroughly. Verify vendor and tenant insurance compliance. Inspect vacant units regularly for presentation. Manage job codes and contracts in Yardi. Oversee tenant improvements ensuring compliance and timely completion. Approve property invoices and manage accounts receivable. Complete tasks in ASANA. Manage collections and prepare related reports. Prepare monthly expense variance reports. Review rent billing and prepare annual budgets and CAM reconciliations. Control operating costs and capital expenditures. Qualifications: Bachelors degree in real estate or related field. At least five years of property management and leasing experience. Experience managing commercial owners associations. Ability to handle multiple requests via email and phone, including evenings and weekends. Strong analytical skills, proficiency in Excel. Knowledge of Yardi software. Willingness to travel within the region. Ability to work independently and as part of a team. Excellent communication and organizational skills. Perks: Competitive salary plus bonus.
