Job Title: Director of Asset Management - Multifamily (6 month Contract)
Location: Boca Raton, FL (In-office position, not hybrid / remote)
Salary: $200k - $225k / annually (hourly equivalent)
Position Summary
The Director of Asset Management will oversee the strategy, performance, and value creation of a specified portfolio of multifamily assets, primarily focused on newly developed Class A properties in various stages of lease-up. The position is full-time and based in the Boca Raton corporate office. This individual will be responsible for executing business plans, overseeing operational performance, and maximizing investment returns through detailed asset management strategies. This role requires strategic thinking, sophisticated financial acumen, and the ability to collaborate across multiple departments including Development, Capital Markets, Investor Relations, and Property Management.
Key Responsibilities
Implement the investment strategy for each asset on behalf of ownership and equity partners, targeting income, expense, and IRR benchmarks.
Identify value creation opportunities and lead the development of action plans to enhance performance and returns.
Oversee and approve annual budgets, business plans, and cash management strategies across the portfolio.
Evaluate budget variances, provide insights for financial planning and cost optimization, and collaborate with operations teams to address gaps and optimize results.
Ensure leasing and marketing strategies are aligned with investment objectives, market trends, and competitive positioning.
Monitor capital improvement project plans to ensure profitability and alignment with ownership goals, including tracking progress, budget adherence, and completion timelines.
Work closely with the Management team to develop and distribute Business Intelligence reports using Yardi and other reporting systems.
Present forward-looking investment reporting and financial analysis that projects 12–24 month operating performance, including actual-to-budget results, cash management, and projected distributions.
Direct the Asset Management and Operations teams in conducting independent underwriting of submarket conditions and detailed zero-based budgeting prior to reconciliation with Development and submission to the Investment Committee.
Assist with property-level underwriting, supporting acquisition due diligence and validating market comps, rent assumptions, and expense forecasts.
Collaborate with the Acquisitions team to validate investment committee materials and ensure seamless hand-off from development to asset management.
Conduct regular site visits to assess property conditions, operational efficiencies, and identify opportunities for improvement.
Manage annual property tax appeals and ensure appropriate insurance coverage is maintained across the portfolio.
Maintain lender relationships, support refinancing and recapitalization efforts, and respond to investor requests in partnership with the Investor Relations team.
Review and validate monthly distributions to investor partners and provide clarity on cash flow, reserves, and projected returns.
Oversee disposition processes, including collaboration with Regional Managers and ensuring completion of the critical path and transition checklist.
Prepare valuation updates and hold/sell analyses based on market intelligence and asset performance.
Communicate with executive leadership regarding business decisions impacting real estate value and investment strategy.
Ensure compliance with loan covenants and joint venture requirements.
Mentor and train junior analysts and team members to build organizational strength and capability.
Qualifications & Skills
Bachelor’s degree in Finance, Real Estate, Business, or a related field (MBA preferred).
10+ years of experience in real estate investment or asset management, with a focus on multifamily and lease-up operations.
Proven track record managing a portfolio of institutional-grade real estate assets.
Deep expertise in financial analysis, valuation, capital planning, and operational performance measurement.
Proficient in Yardi and business intelligence platforms for portfolio reporting.
Excellent written, verbal, and presentation skills.
Highly organized, detail-oriented, and capable of managing competing priorities in a fast-paced environment.
Collaborative leadership style with experience mentoring junior team members and partnering across departments.
Strong decision-making skills with a proactive, data-driven, and solutions-oriented mindset.
