Our client has been dedicated to market-rate rental housing since 2002 and has pursued various acquisition strategies over multiple cycles. They specialize in originating and executing value and opportunity-driven private equity investments throughout the U.S. utilizing discretionary multi-investor fund vehicles, separate accounts and strategic joint ventures on behalf of domestic and global investors, including pensions, foundations, endowments, and family offices. Our client is seeking an experienced and proactive Director of Asset Management to oversee the performance of their multifamily portfolio. The ideal candidate will play a critical role in shaping and executing asset-level strategies that enhance value, drive operational performance, and support broader investment objectives. This position requires strong collaboration with internal teams and third-party operators, along with keen financial acumen and a strategic mindset. Responsibilities Develop and implement strategic business plans tailored to each multifamily asset, focused on maximizing NOI and long-term asset value. Regularly monitor property performance metrics including occupancy, leasing velocity, renewal rates, and resident satisfaction. Partner closely with third-party property management teams to ensure operational excellence, including budget adherence, service quality, and effective vendor management. Analyze market trends and comparable properties to optimize pricing strategies, marketing efforts, and lease-up execution. Oversee capital improvement plans and renovation projects, ensuring timely delivery and alignment with underwriting. Conduct monthly and quarterly financial reviews, identifying variances and recommending course corrections where necessary. Maintain and enhance asset-level financial models, including forecasting, sensitivity analysis, and hold/sell scenarios. Prepare investor reports and presentations, providing detailed insights into asset performance, business plan progress, and market positioning. Support acquisition and disposition efforts by contributing to due diligence, underwriting, and transition planning. Ensure compliance with lender covenants, Fund agreements, and applicable municipal requirements.
Qualifications
Bachelors degree in finance, Real Estate, Economics, or a related field; MBA or masters in real estate preferred. 5+ years of asset management experience, with a strong track record in the multifamily sector. Proficiency in financial modeling, budgeting, and performance analytics (Excel expertise required; experience with tools like Yardi a plus). Experience managing third-party property managers and working cross-functionally with internal departments. Strong interpersonal skills and executive presence, with the ability to present complex information clearly to stakeholders and investors. Highly organized self-starter with a bias toward action and an ownership mindset. Willingness to travel to assets as needed for site visits and property reviews.
