Zoning Inspector

Position responsible for enforcement of the zoning ordinance by performing site inspections, working with builders and developers on compliance issues and other duties as assigned to include, but not limited to, routine inspection of sites to enforce development ordinance. Essential Duties & Required Qualifications

Perform field inspections to verify compliance with zoning ordinance requirements related to landscaping, architectural features and other finishing requirements prior to the issuance of a certificate of occupancy for a site. Interpret, explain and enforce City policies and procedures, building/land development codes, specifications, ordinances, etc. Work in conjunction with other City departments to ensure cohesive application of city development policies and ordinances. Review case files, zoning, tract maps and other documentation relating to property involved in compliance review. Conduct site inspections for new residential, commercial, multi-family, and industrial development. Conduct interviews, field investigations and site surveillance. Determine compliance requirements. Explain violations and alternative mitigation measures. Coordinate enforcement activities with other agencies. May review planning applications for enforceability of variances and use permit requests. Prepare case information and present evidence at appeal hearings and other legal proceedings. Answer citizens' inquiries regarding ordinance compliance. Inspect sidewalks and driveways in the public right-of-way prior to the pouring of concrete to determine if they meet the City's standard requirements. Perform masonry/stucco inspections for building code compliance. Provide support to the Code Enforcement team by monitoring and reporting zoning violations and providing Daily Activity Reports (DAR) regarding actions. Conduct routine inspections of the city to identify bandit and illegal signage posted in the city. Provide an update to Code Enforcement via the online reporting system with the status of the signage and potential removal. Post public notice signage on properties. Follow up on active site development projects. Participate in pre-construction meetings for site development projects. Manage close out process for site development projects. Required Education and/or Experience: High school diploma or equivalent Minimum of six months of related experience. Preferred Education and/or Experience: Minimum of one year of related experience. Certificates, Licenses, Registrations: Certified as a Zoning Inspector or Code Enforcement Officer issued by the Texas Department of Health OR must obtain such certification within one (1) year of hire Valid Texas driver's license or equivalent from another state. Knowledge, Skills & Abilities

Knowledge of technical and administrative aspects of International Property Maintenance Code and regulations and guidelines prepared by state and relative to public health and safety. Skill/Ability to comprehend Construction plans and documents and compare them to the actual construction methods. Ability to read, analyze and interpret laws, codes, ordinances, policies and procedures. Ability to write reports and solve practical problems. Ability to respond to questions from businesses, customers and the public. Ability to interface with the public with tact and diplomacy. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. Ability to travel for occasional training or meetings. Ability to operate office machines, basic tools, testing equipment, computer, printer, camera. Proficient in using Microsoft applications (including Word, Excel), other software packages as needed for data management and email applications. Physical Demands & Additional Information
