Vice President, Asset Management - Direct Equity
Location:
Onsite, Dallas, TX, New York, NY, or Norfolk, VA Corporate Offices In the role of Vice President, Asset Management - Direct Equity, you will be part of Harbor Group Internationals Asset Management team, managing all of the companys direct equity investments. Key Responsibilities Collaborate with Transactions, Property Management, and Investor Relations teams on new acquisitions, developing strategic business plans, and managing asset management elements including underwriting assumptions, renovation scope, rent and expense targets, budgeting, operational plans, and onboarding new acquisitions. Review property data regularly, work with Property Management to improve operational performance, troubleshoot issues, and stay informed on market trends to meet or exceed benchmarks. Monitor financial results, implement operational changes to enhance cash flow and profitability, manage capital reserves, and ensure investor cash distribution targets are met. Conduct regular site visits to review operations and property conditions. Oversee annual budget reviews and approve budgets for the portfolio and new acquisitions. Manage tax appeal issues and ensure compliance with regulations and lender requirements. Support disposition and refinancing efforts, participate in decision-making, review broker BOVs, and monitor operations during transactions. Present information effectively to executives, investors, lenders, and partners.
Primary Requirements
Strong academic background with a college degree; MBA or Masters in Real Estate or relevant fields preferred. 8-10 years of experience in development, asset management, property management, or acquisition in the multifamily industry; experience in other sectors appreciated.
Physical Demands
Ability to sit, stand, walk, and perform tasks involving handling objects and operating tools. Occasional lifting up to 25 pounds. Specific vision abilities required, including close and distance vision, color, and depth perception.
