Associate, Underwriting & Credit Location:

Washington, DC Ancora is seeking a highly analytical real estate investment professional to support all underwriting and credit analysis for the firm’s real estate transactions. This individual will be the go-to resource for financial modeling, deal analytics, and credit underwriting support, partnering closely with investment managers and senior leadership to evaluate acquisition, development, and structured financing opportunities. The role is execution-focused, requiring expert technical skills in Excel and Argus and a passion for building best-in-class models that drive investment decisions. Key Responsibilities

Underwriting & Financial Modeling

Build, refine, and manage detailed Excel-based underwriting models for all potential transactions. Run multiple scenario analyses, capital structure stress tests, sensitivity tables, and IRR waterfalls for equity and debt structures. Maintain and enhance Ancora’s underwriting templates to reflect best-in-class institutional practices.

Transaction Support

Assist deal teams in preparing Investment Committee materials, including underwriting summaries, risk assessments, and return metrics. Support lender and investor due diligence by producing credit packages, rent rolls, tenant analyses, and covenant compliance checks. Track changes in underwriting assumptions from deal pursuit through closing and update models accordingly.

Argus Enterprise Analysis

Build Argus cash flows, conduct lease-level modeling, and tie to Excel-based returns. Maintain a database of market comps, leasing assumptions, and operating benchmarks for future deals.

Research & Market Data

Analyze market conditions, comps, and emerging risks to refine assumptions. Provide ad-hoc analytics for senior leadership on portfolio and pipeline opportunities.

Qualifications

Education: Bachelor’s degree in Finance, Real Estate, Economics, or related field. Experience: 3–6 years in real estate investment banking, private equity, or top-tier brokerage/capital markets team (ideally with exposure to underwriting development and acquisition transactions). Technical Skills:

Advanced Excel modeling – multi-tier waterfalls, equity/debt structuring, IRR and sensitivity analysis. Argus Enterprise proficiency – ability to build and audit complex property cash flows. Familiarity with real estate capital markets, valuation, and credit underwriting.

Other Skills: High attention to detail, ability to work under tight deadlines, strong written communication skills. Selected applicants will be asked to complete an underwriting and financial modeling case study as part of the hiring process. Ancora's Hybrid work schedule is 4 days per week in office. Details
