Maintenance Technician- Commercial/ Residential

We are seeking a skilled and dedicated maintenance technician to join our office and apartment team. The ideal candidate will be responsible for providing maintenance and operations, and coordinating with technical vendors on the office building systems. This includes HVAC, electrical, plumbing, fire safety, and other mechanical systems. The Maintenance Technician will ensure the safe, efficient, and reliable functioning of all facilities while maintaining compliance with local building codes and safety regulations.

Key Responsibilities :

· Perform routine maintenance and repair of building systems such as HVAC, plumbing, electrical, fire alarms, elevators, and lighting. For all major repairs, coordinate with the property vendors.

· Conduct regular inspections to ensure the building is functioning efficiently and safely.

· Coordinate and oversee vendors and contractors for specialized repairs, maintenance, or installations.

· Ensure compliance with local building codes, safety regulations, and environmental laws.

· Maintain detailed records of all inspections, repairs, and maintenance activities using a computerized maintenance management system (CMMS).

· Respond promptly to emergencies, such as power failures, leaks, or system breakdowns.

· Ensure cleanliness and safety of mechanical rooms, boiler rooms, and other technical areas.

· Provide excellent customer service to building tenants by addressing maintenance requests promptly and professionally through the CMMS.

· Work with Apartment maintenance technicians in responding to residential repairs and inquiries.

· Work with Apartment team in plumbing, electrical, drywall, appliance repairs, including maintenance tasks.

Qualifications:

· Proven experience in office and apartment building maintenance.

· Understand the art of time management and prioritization of repairs and tenant response inquiries.

· Familiarity with building codes, safety regulations, and compliance standards.

· Strong problem-solving skills and attention to detail.

· Good communication and interpersonal skills.

· Ability to work independently or as part of a team.

· Familiarity with computerized maintenance management system (CMMS) and direct digital communications (DDC)

· Technical certifications or licenses would be beneficial, (e.g., HVAC certification, electrical license).

· Physical ability to perform manual tasks and lift heavy objects when necessary.

Working Conditions:

· Full-time position with potential on-call responsibilities. Shared services with office properties and apartment buildings.

· Some flexibility in working evenings, weekends, and holidays as needed.

· Occasional lifting, climbing ladders, and working in confined spaces.

Compensation:

Competitive salary based on experience, plus benefits package (including health insurance, retirement plans, paid time off, car and phone allowance, etc.).
