Overview
Leasing and Certification Specialist- Cape Cod, MA Area Floater provides essential support to property management teams across multiple communities in the Cape Cod region. This floating role combines responsibilities in leasing, income certifications, compliance, marketing, and resident services to support smooth operations and ensure regulatory standards are met. The ideal candidate is flexible, proactive, and skilled at quickly adapting to the needs of different sites.
Responsibilities
- Support leasing and occupancy efforts: Respond to applicant inquiries, market and show apartments, process applications, and assist with move-ins and move-outs.
- Ensure compliance: Conduct annual, interim, and initial income certifications in accordance with HUD, LIHTC, and other affordable housing program requirements.
- Maintain accurate documentation: Ensure applicant and resident files are compliant and well-organized. Accurately complete and maintain all required paperwork.
- Assist with site operations: Provide temporary on-site leasing coverage at properties in the Cape Cod area.
- Contribute to audit readiness: Support teams during inspections, audits, and MORs.
- Promote community engagement: Prepare marketing materials, execute leasing strategies, and build relationships with local partners to increase visibility and outreach.
- Enhance team capabilities: Train or assist site staff on leasing and certification procedures when needed.
- Use systems effectively: Enter data into Yardi and other systems; maintain electronic and paper files in compliance with policies.
Qualifications
- 2–3 years of experience in affordable housing, leasing, or occupancy-related roles.
- COS and/or TCS certification (preferred).
- Familiarity with HUD, LIHTC, and other affordable housing regulations.
- Strong interpersonal, communication, and customer service skills.
- High attention to detail, time management, and organization.
- Proficiency in Microsoft Office; Yardi or similar property management software experience preferred.
- Valid driver’s license and reliable transportation to travel between properties.
- Flexibility to work periodic overtime based on property needs.
