The Leasing Specialist is a sales-focused role with a strong emphasis on customer satisfaction, meeting goals, and achieving results. You will manage the sales process from start to finish, minimize vacancies, maximize occupancy and tenant retention, and assist with marketing plans as needed. You will be the face of the property, provide excellent customer service, follow up with leads, and help current residents resolve problems. The Leasing Specialist reports to the Property Manager and should specialize in Affordable Housing and Tax Credit programs.

Essential Functions

Greet, pre-qualify, build rapport, follow up, and close leases with prospects via phone, email, and site visits Conduct community and apartment tours, handle objections, and sell the features and benefits of the neighborhood and property Understand and apply site leasing criteria to pre-qualify and process applicants Ensure timely processing of rental applications and verifications Maintain targets: affordable applications processing time under 30 days; market-rate applications within 14 days Prepare denial/ineligible letters promptly and per policy Maintain waiting and transfer lists per policy; purge as required Maintain prospect, applicant, and resident data using standardized forms and site logs Compile reports with traffic/leasing information and area data for management Conduct rent comparables as required; assist in marketing plan development and execution Collect application fees and deposits as applicable Complete lease packages for each rental, including renewals and notices Complete follow-up with prospects and new residents within the defined timeframes Schedule and conduct move-in orientations and inspections; maintain resident handbook Schedule leasing office hours to meet results, including evenings, weekends, and holidays Adhere to the AFHMP Affirmative Fair Housing Marketing Plan as applicable Maintain professional conduct in all situations Knowledge, Skills and Abilities

Self-starter, self-motivated, and able to work with minimal supervision Strong problem-solving, sales, customer service, organizational, multitasking, and communication skills; ability to close deals Attention to detail; understand importance of first impressions and follow-up Knowledge of Federal Fair Housing Laws and guidelines Familiarity with market-rate leasing and LIHTC applications; COS and C3P certifications are preferred but not required Excellent verbal and written communication; basic computer skills (Word, Excel, Outlook) Education & Experience

High school education or above. At least one year of experience in leasing and affordable housing is preferred. Benefits
