A Bit About Us: The Estimator or Preconstruction Manager is responsible for providing both conceptual and detailed cost estimations for the ground-up construction of multifamily residential projects. This role collaborates with planning, design, and construction document phases and provides input on design efficiencies and cost implications related to design choices, materials, assemblies, systems and finishes. What You’ll Do
Communicates with Construction President, Vice President and Project Manager on project design, pricing models, forecasting, trends and issues Development and updating of pricing models used in underwriting new projects Coordinates the project cost estimating process with project staff Provide both conceptual estimates of cost and detailed line item budgeting for projects in varying design stages Estimate and forecast time periods required in construction Maintain historical cost records of past projects Assist Project Manager by providing data and support in purchasing materials and contracting work Prepare and distribute bid packages, review, spread and compare bid proposals, and conduct interviews of potential subcontractors and vendors Collaborate with project team, architects, engineers and other design/third-party consultants in reviewing contract documents Keep abreast of new construction technologies and products Participate in constructability reviews and redlines of plans and specifications at design milestones Develop RFPs for design-build subcontractors and lead coordination meetings during design Participate in design and construction document phases to reduce costs through design efficiencies and value engineering Maintain pricing data and procedures aligned with local inspecting authorities Qualifications
Bachelor’s degree in construction management or related design, cost estimating, or business field preferred with two years of estimating experience in high-density residential and mixed-use projects Five years’ experience in estimating high-density residential and mixed-use projects accepted in lieu of degree Benefits
