Our client, a top ENR-ranked General Contractor headquartered in Columbus with over 100 years of proven success , is seeking a Project Manager to join their Self-Perform Group . This role offers the chance to work within a highly respected GC while leveraging hands-on trade experience to drive quality and efficiency in self-perform work.

Position Overview

The Project Manager – Self-Perform Group will actively manage all aspects of one or more self-perform construction projects from beginning to end. Projects will typically range between $1M and $5M , with a strong emphasis on interiors and finishes . Candidates with a background in concrete, carpentry, drywall, steel, or masonry —particularly those who began their careers as a carpenter or laborer—are strongly preferred.

Essential Responsibilities

  • Manage planning, budgeting, scheduling, contracts, and purchasing necessary prior to project start.
  • Oversee the development of project schedules, milestone dates, and performance standards.
  • Lead and coordinate self-perform field teams and subcontractors on smaller-scale commercial projects.
  • Review and approve invoices, change orders, budgets, and billing using a standard cost code system.
  • Expedite and track delivery of drawings, RFIs, materials, labor, and approvals.
  • Partner with Accounting, Estimating, and field supervision to ensure seamless project delivery.
  • Build strong relationships with subcontractors, clients, suppliers, and internal stakeholders.
  • Conduct and document regular project meetings with owners, subcontractors, and architects.
  • Ensure projects are built according to schedule, quality standards, and client expectations.
  • Provide close-out documents including warranties, guarantees, punch lists, and turnover packages.
  • Mentor and guide Assistant Project Managers and Project Engineers.
  • Maintain project information, subcontracts, and purchase orders within CMiC or similar software.
  • Support business development efforts through participation in project presentations and interviews.

Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, or related field (preferred) OR equivalent experience.
  • 5–10+ years of commercial construction experience, including 5+ years in project management or estimating .
  • Prior experience in self-perform work (concrete, carpentry, drywall, steel, masonry, etc.).
  • Hands-on carpenter or laborer background strongly preferred.
  • Ability to read and interpret commercial blueprints.
  • Strong leadership, organizational, and communication skills.
  • Competence with construction management software (CMiC, Procore, etc.).
  • Willingness to travel as needed.

Compensation & Benefits

  • Base salary: $90,000 – $115,000 , depending on experience
