Project Manager - Community & Housing Development REPORTS TO:

Full-time, may include evenings and weekends PAY RANGE:
$80,000 to $100,000 annually BENEFITS:
Medical, dental, vision, retirement, life insurance, long-term disability, and sick leave. Employees accrue 116 hours of vacation in the first year and receive 11 paid holidays (prorated for part-time). POSITION TYPE:
Exempt management position The Project Manager for Housing and Community Development joins a dedicated team of housing professionals at the Low Income Housing Institute (LIHI), including experts in finance, design, and construction management. LIHI depends on these core skills to expand its portfolio of affordable and mixed-use projects. The position involves overseeing development activities from conception to completion. Responsibilities
Manage multiple tasks to advance projects from concept to completion, including program planning, feasibility studies, site search and control, team selection, proposal writing, contract review, due diligence, and other development tasks. Resources are primarily publicly, privately, and philanthropically funded through competitive awards. Write proposals and coordinate financial resources, including development budgets, rent charts, operating pro formas, construction cash flows, and Low Income Housing Tax Credit considerations. Develop strategies to bridge financing gaps to secure project funding. Negotiate terms with capital sources and equity partners. Handle pre-development activities such as site analysis, entitlements, selecting architects and engineers, procuring general contractors, and securing financing. Oversee project finance closings by coordinating all parties, maintaining documentation, reporting progress, and ensuring deliverables are met to meet closing deadlines. Manage project execution during construction, including tracking schedules, budgets, payments, project close-out, and transition to property management. Also oversee loan conversions and tax credit installments. Serve as a subject matter expert within the development team, specializing in areas such as design, finance, planning, community outreach, or construction management. Conduct organizational development and consulting with new partners, nonprofits, joint ventures, and BIPOC organizations. Supervise, train, and provide technical assistance to less experienced staff, interns, and community partners, fostering cross-training and team strength. Maintain communication with property management, compliance, asset management, facilities, and accounting departments. Qualifications
Knowledge of housing development, including affordable, low-income, homeless, or market-rate housing, from a financing, design, construction, or legal perspective. Interest in community engagement, homelessness, and housing policy is a plus. Experience as a housing developer in either nonprofit or for-profit sectors, with at least three comparable projects aligned with LIHIs mission. Familiarity with public and private financing sources, especially in Washington State, is preferred. Bachelors degree in a relevant field required; a master's degree or certifications are beneficial. Experience working with emerging nonprofits interested in real estate development and addressing housing and homelessness issues. Proficiency in computer applications such as Microsoft Word and Excel, with experience managing budgets and financial data. Excellent organizational, communication, and interpersonal skills, capable of working with diverse populations and funding sources. Ability to manage multiple projects simultaneously at different stages. Experience supervising staff, vendors, and interns. Must pass criminal background check and drug screening.
