Project Manager of Tenant Services

Trademark Property Company, based in Fort Worth, Texas, is a full-service real estate firm specializing in the development, investment, and management of mixed-use, retail, multifamily, and office properties. This role will be based out of our Fort Worth, Texas headquarters and will manage tenant projects across the company's portfolio in the Dallas-Fort Worth metroplex.

Overview:

The Project Manager of Tenant Services is a sophisticated tenant coordinator who oversees the entire tenant construction process, from initial design to final build-out. This role requires a strong understanding of retail shopping center development, technical work letters, and tenant construction. The position is responsible for managing multiple projects simultaneously, ensuring they are completed on time, within budget, and in accordance with all lease terms and design standards.

Key Responsibilities: Project Management:

Oversee the full tenant construction process, including scheduling, plan reviews, and onsite monitoring at key milestones to ensure projects stay on track and meet design intent. Lease & Contract Coordination:

Review leases and Letters of Intent (LOI) to understand delivery terms and responsibilities. Coordinate with legal and leasing teams on matters like lien filings, allowances, and any potential legal issues. Tenant Communication:

Serve as the primary point of contact for tenants, communicating building information, criteria, and plan packages. Ensure tenants meet all pre-construction requirements like permits and insurance. Budget & Financial Oversight:

Maintain project budgets, track all financial commitments, and process invoices and tenant improvement allowances in accordance with lease agreements. Vendor & Third-Party Management:

Scope, bid, and oversee work performed by outside contractors. Coordinate with local government agencies and external consultants to secure necessary approvals and permits. Team Collaboration:

Work closely with the Leasing, Property Management, and Ownership teams to provide timely feedback and ensure open communication throughout all projects. Requirements

Experience:

A bachelor's degree in Engineering, Architecture, Construction Management, Design, or a related field is preferred. A minimum of five years of tenant coordination experience with a developer, project management firm, or retailer is required. Technical Skills:

Familiarity with general building and ADA codes. Knowledge and experience with AutoCAD, Procore, Bluebeam, or similar software is preferred. Personal:

Must be a highly organized, detail-oriented, and flexible individual who can handle multiple projects under pressure. Strong interpersonal, written, and verbal communication skills are essential. Other:
