role is responsible for securing control of development opportunities, successfully completing development projects, and managing project teams as required to execute the development plan in the Northern California office with particular emphasis on the industrial product type. WHAT YOU’LL DO

:

Develop relationships with, and regularly communicate with other market participants (investors, brokers, tenants, lenders, engineers, appraisers, etc.) to maintain current knowledge of market conditions and opportunities

Active involvement in the community and industry organizations

Identify and gain control of new development and build-to-suit development opportunities

Create and implement product-specific business plans.

Shape :

Manage predevelopment process to include due diligence, entitlements, risk mitigation, and overall deal viability

Be accountable for assumptions in the development underwriting.

Capitalize Deals :

Negotiate and secure deal terms from a variety of debt and equity sources for purposes of determining optimal capital structure

Interact with capital partners on day-to-day communications regarding project progress

Present :

Create investment packages and present and manage projects through internal Investment Committee process

Execute :

Manage the planning, organization, and controls for a major project(s), functional area, or department

Determine project execution, operating budgets, including hiring of project leasing and property management teams, negotiating major leases, overseeing other team members' negotiations, managing acquisition and disposition of assets and other related activities

Lease-up, stabilize, and monetize investments

Update

:

Regularly review investment progress and statistics in company’s proprietary asset management system (ELITE)

Manage information on assigned projects to ensure completeness and accuracy of data

Lead Teams

:

May be responsible for a mix of direct and matrix reports

Responsible for providing valuable feedback during recruitment, selection, promotion, and advancement processes for direct reports

Monitor appropriate staffing levels and report on utilization and deployment of human resources

Leads and supports team in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention

Lead by example and model behaviors consistent with TCC's values

Negotiate

:

Support deal document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements

Maintain interface with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsors

Work Environment and Travel:

Role is primarily in office with expected travel to job sites within the region.

Other duties may be assigned.

WHAT YOU’LL NEED

Education

:

Bachelor's degree in business, engineering, or architecture from an appropriate 4-year college program, a law degree, MBA, or other relevant graduate degree preferred.

Industry Experience :

It is preferred, but not required, for candidates to have at least ten years of experience in commercial real estate, finance, investment, or consulting role that required strong analytical, financial, and project management skills

Typically, candidates will have a track record in sourcing, shaping, and executing profitable development projects with emphasis on industrial

Requires in-depth knowledge of financial and real estate terms and principles

Negotiating Skills :

Demonstrated track record of successful negotiation with key stakeholders, including employees, top management, investors, lenders, sellers, tenants, public and private stakeholders, and community groups, to take desired action

Management Experience

:

Demonstrated capability of leading multiple individuals on teams and developing and executing business strategy

Experience dealing with procedures, company policies and business practices

Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions

Financial Knowledge :

Demonstrated understanding of financial and real estate terms and principles

Ability to calculate intermediate figures such as percentages, discounts, present value, internal rates of return, and/or commissions

Ability to analyze financial statements from outside sources

Problem Solving Skills

:

Ability to comprehend, analyze, and interpret business documents and financial analysis

Ability to solve problems and progress projects in complex, ambiguous situations

Ability to prioritize activities to best support the company’s business

Project Management Skills

:

Ability to work with multiple stakeholders to create achievable project schedules, track milestone dates, and meet project deadlines

Ability to manage multiple consultants and synthesize information and report out status and key decision points to senior members

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future

Trammell Crow Company carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $190,000 annually and the maximum salary for the position is $210,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on TCC’s applicable benefit program. Equal Employment Opportunity:
