Do you thrive in a mission-driven setting where your work directly supports quality of life for others? Join Morningside Ministries as our next Director of Property Operations and help keep our communities strong, safe, and beautiful for the residents who call them home.
About The Role As Director of Property Operations, you’ll oversee the buildings, infrastructure, and vendor services across three senior living campuses in San Antonio and Boerne. From capital projects to landscaping contracts, from supply budgets to long-term maintenance planning, you’ll be the operational backbone that keeps our properties running smoothly.
You’ll also play a key role in supporting apartment turnovers (make readies) by ensuring preferred vendors are sourced and available for unit renovations, partnering closely with on-site maintenance teams. This role combines strategic planning with hands-on oversight and is ideal for someone who understands both the big picture and the day-to-day details of managing complex residential facilities.
What You’ll Do
Oversee building operations and infrastructure across three senior living properties (Independent Living, Assisted Living, Skilled Nursing)
Lead property-related vendor management (e.g., HVAC, landscaping, pest control, chiller systems, water softeners)
Support the apartment “make ready” process by coordinating vendor resources and ensuring timely unit turnover
Plan and manage annual capital improvement budgets in collaboration with site leaders
Monitor service contracts and enforce performance standards across vendors
Manage formulary-based purchasing for maintenance, housekeeping, and nursing supplies
Use a centralized procurement system to ensure budget compliance and efficient inventory control
Be onsite during vendor service dates and serve as a visible presence across all properties
What We’re Looking For
5+ years of experience in facilities management, property operations, or plant operations—preferably in senior living, healthcare, or multi-site environments
Experience managing capital improvement projects, vendor contracts, and long-term maintenance strategies
Familiarity with apartment turnovers, including internal coordination and vendor support
Strong knowledge of preventive maintenance, supply budgeting, and procurement systems
Excellent organizational, interpersonal, and problem-solving skills
Valid driver’s license and ability to travel between properties in the region
Preferred
Experience in senior living or nonprofit residential environments
Knowledge of landscaping and irrigation systems
Experience selecting or managing property management software or procurement tools
Why Morningside Ministries? We’re a nonprofit, faith-inspired senior living organization committed to enhancing the dignity and quality of life for older adults. You’ll be part of a values-based culture that puts People First, Always—and your work will help ensure our communities are welcoming, well-run, and built to last.
Morningside Ministries is San Antonio’s longest-standing and largest not-for-profit, faith-based senior living organization providing a full continuum of care across three communities. Our mission is to enhance the dignity and quality of life of older adults, their families, and caregivers with compassionate care.
