Oversee building operations and infrastructure across three senior living properties (Independent Living, Assisted Living, Skilled Nursing) Lead property-related vendor management (e.g., HVAC, landscaping, pest control, chiller systems, water softeners) Support the apartment “make ready” process by coordinating vendor resources and ensuring timely unit turnover Plan and manage annual capital improvement budgets in collaboration with site leaders Monitor service contracts and enforce performance standards across vendors Manage formulary-based purchasing for maintenance, housekeeping, and nursing supplies Use a centralized procurement system to ensure budget compliance and efficient inventory control Be onsite during vendor service dates and serve as a visible presence across all properties What We’re Looking For
5+ years of experience in facilities management, property operations, or plant operations—preferably in senior living, healthcare, or multi-site environments Experience managing capital improvement projects, vendor contracts, and long-term maintenance strategies Familiarity with apartment turnovers, including internal coordination and vendor support Strong knowledge of preventive maintenance, supply budgeting, and procurement systems Excellent organizational, interpersonal, and problem-solving skills Valid driver’s license and ability to travel between properties in the region Preferred
Experience in senior living or nonprofit residential environments Knowledge of landscaping and irrigation systems Experience selecting or managing property management software or procurement tools Why Morningside Ministries?
