Responsibilities

  • Source and analyze prospective, value add investment opportunities.
  • Complete due diligence for investment opportunities, including physical due diligence, zoning and site plan approvals, utilities, tenant credit analysis, drafting detailed lease abstracts, third party report reviews, lease and loan document reviews, market analysis and competitive positioning.
  • Work with outside investors, including institutional limited partners and fund investors on new investment opportunities.
  • Assist in due diligence, negotiation, and closing with potential lenders for financing opportunities.
  • Perform financial analyses for prospective investment opportunities in Excel and Argus.
  • Review budgets with brokers, lenders and internal departments during underwriting, due diligence, loan and closing processes.
  • Create complex pro forma models and sensitivity analyses for project cash flows and investment returns.
  • Prepare internal and external investment memos and communications with investors.
  • Calculate returns under various capital structures.
  • Conduct property and market tours for investment qualification and competitive positioning.
  • Maintain relationships with brokers, lenders and investors.
  • Formulate and select target investment strategies, markets and opportunities, and analyze data for existing markets.
  • Collaborate with development teams to create development plans and address due diligence challenges.
  • Seamlessly transition projects to asset management post-closing while addressing development challenges and post-closing financing needs.

  • Excellent written and verbal communication and analytical skills to interact with brokers and investors.
  • Ability to roll up the sleeves and get the job done.
  • Prior data center experience is preferred.
  • Strong technical skills in Microsoft Office, especially PowerPoint and advanced Excel; ability to make minimal graphic modifications in PowerPoint.

Qualifications

  • BA or BS required with preferred degrees in real estate, business finance, economics or related area.
  • 10+ years of related acquisitions experience with a proven record of success in the commercial real estate industry (office or residential) is required; experience in a private equity firm is a plus.
  • Established track record of sourcing and closing transactions.
  • Proficiency in development and office / multifamily modeling.
  • Proficiency in Argus.
  • Travel is required; approximately 10% national travel.
