Under the general supervision of the HVAC/BMS/Plumbing Senior Superintendent and the direction of the BMS Supervisor, the BMS Systems Integrator programs, designs, and integrates complex control systems for networked Building Automation Systems (BAS or BMS), and signs off on project plan reviews. APPOINTMENT INFORMATION Budgeted Salary:

$130,000-145,000/annually. Salary commensurate with skills, qualifications and experience. Under California law, UC Santa Cruz posts a reasonable estimate of compensation. Job Duties

40% - BEAMS Niagara Application Programming Maintains, adjusts, calibrates, troubleshoots, and installs direct digital controls on campus building energy and automation management systems, including programming and integration of Distech Control, EcBOS, LonWorks, BACnet controllers, Honeywell, WEBs, Spyder, XL10 Controllers, Phoenix Valves, Vykon, and JACE8. Writes and debugs building automation and energy management system programs utilizing Tridiums Niagara N4 workbench and Distech Controls GFX program. Integrates multi-vendor/legacy systems, including web-based and IoT, wireless, open protocols, and enterprise-level solutions. Keeps current with new BMS communication protocols and system improvements, as well as the latest software and programming sequences to operate energy systems efficiently. Prioritizes, schedules, and assigns BMS technicians projects; establishes priority and timelines for completion; reviews and verifies the accuracy and thoroughness of projects; signs off on project plan reviews. Provides campus and vendor representatives with technical data and expertise on the systems. Collaborates with Project Managers, Engineers, Commissioning Agents, and support staff concerning problems, obstacles, issues, and information needed to design, implement, and integrate a successful project.

20% - Energy Efficiency Project Design and Programming

Provides technical expertise and input to energy efficiency-related projects on campus (renovation, new construction, deferred maintenance). Works with the energy department to implement energy efficiency measures in campus-wide energy systems, including commissioning of HVAC/R BMS in new buildings and building alterations from inception to close out. Proposes and implements energy-saving measures and best practices for BMS components and installation. Instructs University personnel on the operation of BMS; interprets the BMS Sequence of Operation routines and explains operation sequences as requested. Determines opportunities to retrofit building systems to optimize DDC control systems toward LEED certification and carbon neutrality. Participates in the campus commitment to carbon-neutral goals, proposing, creating, and implementing carbon-neutral and energy-efficient BMS strategies. Develops energy reporting and dashboards.

20% - General Duties, Responsibilities and Principles of Community

Serves as a technical expert with advanced specialization in Mission Critical Building Management Systems; may act as technical team lead. Provides technical support, guidance, and training to Physical Plant HVAC/BMS technicians and Cogen Power Plant Operator personnel. Consults with University and contractor project engineers on performance criteria, system design, control strategies, and integration of BMS systems. Provides an implementation plan to enhance BMS system performance. Develops BMS project estimates and proposals; prioritizes schedule and assigns BMS technicians projects. Reviews and verifies the accuracy and thoroughness of projects with the BMS Supervisor; adheres to safety procedures and training. Writes and maintains a weekly timesheet; manages inventory and tooling needs.

5% - Fabrication, Assembly and Installation

Fabricates, assembles, and installs hardware interfaces and sub-system components, including DDC panels, remote data gathering panels, electronic monitoring, control devices, and data transmission cabling and networking. Ensures all system changes comply with vendor specifications and UCSC installation standards. Provides technical support to Physical Plant technicians and oversees internal project assignments. Reviews proposed system modifications and prepares construction cost estimates related to the BMS.

5% - Data Communications Networks

Installs, troubleshoots, fine-tunes, and repairs BEAMS data communication systems (LAN software monitors, RS-232C, RS422, RS485, LonWorks, BACnet, Modbus). Develops new communications standards as needed; works with ITS on LAN security patches and firewalls.

5% - BEAMS Niagara Application Maintenance

Performs preventative maintenance and system tests; follows troubleshooting procedures to minimize downtime. Provides guidance to Physical Plant HVAC, BMS technicians, and Power Plant Operators. Maintains laptop computers used as interface devices; liaises with vendor technicians during Tridium Niagara N4 server maintenance.

5% - BEAMS Niagara Application Server Maintenance

Provides front-line system administration for the Tridium Niagara Application Server. Oversees upgrades to Niagara N4 software and security patches; coordinates OS patches with ITS.

Required Qualifications

Bachelor's degree in a related area and/or equivalent experience/training. Advanced knowledge of secure software development. Highly advanced skills in software specification, design, modification, implementation and deployment of large-scale systems. Excellent project leadership and management skills; ability to translate functional needs into system solutions. Experience with code libraries, open-source forums, deployment planning, and test plans. Effective communication and interpersonal skills; ability to convey technical information to varied audiences. Self-motivated, able to work independently and in a team; strong problem-solving capabilities. Ability to work well under pressure and manage multiple projects.
