About the role:
The Assistant Project Manager assists the Project Manager in coordinating the construction process from pre-construction hand-off to project completion. Responsibilities
Assist with monthly financial projections and cash flow analysis. Assist with timely submission of monthly Owner billing including approving invoices, ensuring collection of invoices, and approving subcontractor pay applications. Assist with buyout in a timely manner which supports the project schedule. Assist with creation of complete and thorough scopes of work. Manage procurement activities ensuring timely delivery. Vet subcontractor change orders, preparing and negotiating change orders, and ensuring all change orders are resolved monthly. Develop and improve upon assigned client, architect, subcontractor, and vendor relations. Collaborate with subcontractors and vendors to ensure equitably meeting the conditions of agreements. Competent in management of all aspects of RFIs and ASIs, Submittals, As-Builts, and Document Management. Partner with the project Superintendent and assist in leading the project as necessary to maintain the project schedule. Understand and hold others accountable for Jobsite Safety Standards. Diagnose and manage risk on projects. Manage Project Closeout process to ensure a timely Closeout. Qualifications
Bachelors Degree in Construction Management, related field, or equivalent experience. Minimum 4+ years of construction management experience. Experience with a variety of ground-up product types including commercial, mixed-use, multi-family, medical office, senior living, and/or institutional healthcare. Proficiency using Microsoft suite of applications and project management applications. Current drivers license which has been valid for the past 12 consecutive months. OSHA 10, OSHA 30, First Aid / CPR, and SWMP Certifications preferred but not required. Clear and effective communication Ability to motivate and gain trust from team members Accountability and integrity Sound decision making capabilities under pressure Applicants must be authorized to work in the U.S. This role is not eligible for visa sponsorship.
