Overview

Base pay range: $65,000.00/yr - $85,000.00/yr. Job Title: Building Engineer. Reports to: Property Manager or Chief Engineer. Location: Hyve, 9200 S. Dadeland Blvd. Miami, Florida 33156. Property Overview: HYVE sits on the largest land area within the Downtown Kendall Urban Center District, established by Miami-Dade County to promote urban-format, walkable, mixed-use development. Its proximity to Dadeland South Station provides immediate access to The Underlinea 10-mile linear park, urban trail, and public art destination inspired by New York Citys High Line. Phase I of the redevelopment will transform 228,652 square feet of office space into 205 luxury residential units, featuring hurricane-resistant windows and private terraces. Resort-style amenities will include a state-of-the-art gym with yoga facilities, a pool deck with cabanas and lounge areas, and reconfigured campus drive lanes and pedestrian pathways to enhance navigation and access. Schedule & Compensation Compensation: $65,000 $85,000 base salary (salaried, exempt) Interview Process 6090-minute onsite interview with the Property Manager 3060-minute virtual interview with the HR Director prior to offer Job Summary Ideal candidate will play a dual role of technical building operations oversight and tenant-facing support. This position ensures the propertys systems are maintained at peak performance while fostering strong tenant relationships through responsive service, communication, and professional collaboration. Working closely with the Property Manager, the Assistant Property Manager helps implement operational procedures, manage building systems, and deliver a best-in-class tenant experience. Responsibilities

Building Operations & Maintenance Oversee and execute building maintenance projects. Monitor, adjust, and maintain all mechanical systems including HVAC, electrical, boilers, pumps, refrigeration, and emergency backup systems. Perform preventative maintenance with minimal tenant disruption. Troubleshoot system malfunctions and implement corrective actions. Install, repair, and maintain plumbing, piping, electrical controls, pumps, motors, and compressors. Perform general upkeep of grounds and tenant suites including lighting, painting, and minor repairs. Coordinate building systems with construction activities (fire panel testing, dumpster placement, access management). Serve as a primary point of contact for tenants regarding maintenance issues, service requests, and property updates. Provide timely, professional updates on project status and service timelines. Build and maintain positive tenant relationships, supporting retention and satisfaction. Assist with move-ins, move-outs, and tenant space modifications. Ensure tenant service requests are logged, tracked, and resolved promptly. Administrative & Support Communicate regularly with property management, service coordinators, and contractors regarding maintenance and project updates. Purchase and manage supplies within budget parameters. Respond promptly to emergency and non-emergency calls, texts, and emails. Support additional duties and special projects as directed by the Property Manager. Qualifications

High school diploma or equivalent required; technical certifications preferred. Minimum 5 years of building maintenance or facilities management experience. HVAC Certification strongly preferred; may be required to obtain Low-Pressure Black Seal license. Strong communication skills with proven ability to work directly with tenants. Customer service mindset with excellent problem-solving skills. Ability to perform physical activities including climbing, lifting, balancing, and handling materials.
