Responsibilities

We are seeking a Vice President of Land that will oversee Acquisition and Development. In this role, you will: Identify acquisition opportunities that meet Division strategic goals, including new expansion markets. Direct the Land Acquisition Department, including operations, budgets, staff development, and oversight. Locate, research, negotiate, purchase, and oversee development of new locations; create market entrance strategies in expansion markets. Hire and supervise consultants in land and lot research and analysis. Oversee preparation of Land Committee packages. Supervise the creation of acquisition feasibility packages, including recommendations, analysis, and risk mitigation. Coordinate with legal counsel, consultants, and internal staff on acquisition efforts. Prepare and negotiate legal documents such as letters of intent, purchase and sale contracts. Manage due diligence for potential acquisitions. Review contracts, easements, and partnership agreements related to land transactions. Assess survey/title issues to determine liabilities. Act as liaison with city officials regarding feasibility, zoning, and development. Supervise land acquisition escrow and title work. Manage joint development agreements, municipal agreements, easements, licenses, and approvals for land deals. Qualifications

Education and Experience: BA/BS in Real Estate, Marketing, Finance, Construction Management, Civil Engineering, or related field. Minimum of ten years of relevant experience, with strong land acquisition and development knowledge. Familiarity with reimbursement agreements, contracts, entitlement, engineering, planning, and zoning issues. Proven management skills, including team leadership, department operations, budgeting, and pro-forma management. Technical Skills: Proficiency in Microsoft Office, especially Excel for proformas, pipeline reports, and analysis. Ability to develop work plans, analyze financial documents, and prepare acquisition packages. Overview
