The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. Responsibilities
An Aptitude for Connecting - create a sense of community and a positive experience for residents and staff. Build relationships with residents, vendor partners, regulatory bodies, and social services to foster success for the organization and communities. An Authentic Attitude - demonstrate a professional approach when addressing resident and staff concerns; access organization resources and leadership as needed. An Approach that is Positive and Professional - practice active listening and support to ensure residents and staff feel seen and heard; help resolve challenges. Qualifications
Passion for providing exceptional customer service 2+ years of sales and/or customer relations experience Low-income housing & Tax Credit experience is highly desired Bilingual (English & Spanish) highly desired Thrives in a fast-paced environment Flexible schedule that may include evenings and weekends Solid computer knowledge (Windows, Word, Excel), internet and e-mail Working knowledge of Yardi Voyager Property Management software Key Accountabilities
Customer Service & Sales
Provide high-level customer service; greet and qualify prospects; record visits; inspect models; communicate service needs to Community Manager; demonstrate features and benefits; close sales; assist with applications and deposits; update availability; process approvals; ensure move-in readiness; follow up on non-closings; refer to sister communities if needed; secure signatures and orient new residents; monitor renewals.
Administrative
Accept rental payments; prepare lease documents; input data into Yardi; maintain resident files; distribute notices; maintain monthly commission records; assist the management team; implement community policies.
Resident Retention
Receive calls and visits; address requests and concerns; coordinate maintenance; answer questions about the community; ensure timely follow-up; ensure maintenance repairs are satisfactory; maintain open communication with Community Manager and Maintenance Supervisor; contribute to cleanliness and curb appeal; assist in planning and hosting resident events.
Adherence to Property Management Rules, Regulations, and Guidelines
Operate in accordance with company policies, Fair Housing, ADA, and applicable laws. Manage compliance file maintenance under direction of Compliance and Community Manager.
Physical Demands & Working Conditions
Essential staff expected to report to work and follow safety/business protocols Frequent sitting and walking; repetitive computer use; reading, writing, calculations, and verbal communication May work on elevated sites or uneven ground; occasional bending, squatting, twisting, pushing, pulling Avanath Supports You
