AEI Capital Corporation is looking for an experienced Vice President - Acquisitions to join our team in St. Paul!
If you are a seasoned commercial real estate professional with experience in healthcare property acquisitions - this is an exciting opportunity to make a meaningful impact in a leading role at one of the nation's oldest real estate investment firms.
The Position
This position plays a critical role in the organization and requires a driven and high energy professional who is responsible for sourcing and identifying net lease commercial property acquisition opportunities in the healthcare sector.
Key Responsibilities:
Conduct national business development and marketing activities to identify potential commercial property acquisition opportunities.
Identify and originate healthcare property acquisitions through relationships with developers, brokers, operators, and health systems. Cultivate a national network of healthcare real estate professionals including hospital systems, physician groups, real estate brokers, and healthcare developers. Build on existing network of relationships by identifying new opportunities for incremental growth. Attend conferences and meaningful face to face meetings to network with real estate professionals. Negotiate terms, prepare and deliver letter of intent. Perform underwriting evaluations based upon internal acquisition criteria. Perform corporate credit/entity level due diligence on each potential acquisition. Collaborate with analysts for financial modeling. Present acquisition opportunities to AEI's investment committee with strong rationale, financial metrics, and risk assessment. Stay current on healthcare trends, expansion strategies, and regional dynamics to identify high-potential geographies and asset types. Partner with asset management, legal, finance, and other teams to facilitate due diligence and smooth transaction closings and alignment. Qualifications:
Bachelor's degree in Business, Marketing or Sales. 5+ years of experience in commercial real estate acquisitions, brokerage, or development, with a focus on healthcare real estate. Existing relationships with developers, healthcare tenants and net lease healthcare property owners. Proven track record of sourcing and closing transactions of $10 - $20mm each. Strong industry relationships and ability to uncover off-market opportunities. Strong sales, analytical, and negotiation skills. Ability to travel nationally as needed.
