Overview
Resident Manager New Development - Gowanus at Bushburg Properties. This is a Live-In position and will include a 2BR apartment accommodation. Responsibilities
Supervise union building staff members including assigning work, coaching and developing staff, hiring and disciplinary actions. Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, water features, and waste management systems. Collaborate with property management and maintenance teams to coordinate repairs, maintenance schedules and unit turns. Ensure all work orders are managed properly and closed out in a timely manner. Oversee all facets of new development, including project management, leasing operations, and vendor onboarding for a 1,000-unit residential and commercial building. Coordinate tasks to ensure smooth transitions through development phases, actively manage the lease-up process, and onboard vendors. Conduct regular inspections to identify safety hazards and promptly address them. Ensure compliance with safety regulations and report concerns to the Property Manager. Inspect property mechanical systems daily and address safety issues with management as needed. Provide excellent customer service to residents, addressing maintenance needs with a friendly and approachable attitude. Serve as a responsive and reliable point of contact for maintenance inquiries. Assist in preparing staff work and preventive maintenance schedules, daily rounds, and maintaining an inventory of supplies and tools. Conduct routine preventative maintenance activities in partnership with supervisor. Maintain workplace safety policies and standards. Perform or schedule move-out inspections for vacating tenants. Inspect property mechanical systems and grounds using inspection software; address safety issues with management. Work with Property Manager on various reports, such as incident and management reports. Collaborate with construction and development departments. Qualifications, skills and abilities
3-5 years Superintendent experience in a rental building. Working knowledge of city, state and federal programs and regulations. (not critical) Experience with repairs, maintenance, mechanicals. Effective communication with all levels of management, residents, vendors, leasing, accounting and collections. Ability to communicate via emails, Word and Excel. Ability to create and analyze budgets and quarterly management reports. (helpful) Excellent organizational skills. Strong leadership with a proactive approach to problem solving. Customer service oriented and able to remain calm in stressful situations. Must be able to respond quickly to emergencies (Gas, Fire, Flood). Hands-on property maintenance ability; landscaping is a plus. Experience with management and facilities software such as BuildingLink, ManageCo, Rent Manager, Yardi. Work closely with the Property Manager and Facilities team. Submit daily recaps to upper management. Standpipe, sprinkler plus FACP licenses are a plus. Employment type
