IMT Residential is seeking a results-driven Digital Marketing Manager to join our high-performing Marketing Team at our corporate office in Sherman Oaks, CA.

The Digital Marketing Manager is a mid-level leadership role that is perfect for someone with deep digital advertising expertise, proven analytical skills, and a track record of managing projects with minimal supervision. You will lead key digital initiatives for our 56+ apartment communities nationwide, drive measurable results, and mentor a small team while preparing for the next step in your career as a marketing leader.

This position reports to the AVP of Marketing & Recruiting and will supervise two associates on a six-person Marketing team. The role is based in our Sherman Oaks corporate office with a hybrid schedule.

Responsibilities

  • Own and execute all digital marketing strategies across paid search, paid social, display, and all other advertising campaigns for our portfolio of apartment communities.
  • Lead, coach, and develop two team members, ensuring high-quality execution and professional growth.
  • Oversee SEO, ORM, and email marketing programs led by the Senior Marketing Specialist.
  • Analyze performance data daily, weekly, and monthly, and provide actionable insights to optimize campaigns for ROI and conversion.
  • Collaborate with vendor partners, agencies, and internal stakeholders to ensure campaigns meet performance goals, budgets, and brand standards.
  • Identify underperforming communities, diagnose traffic or conversion challenges, and develop targeted marketing solutions to improve occupancy.
  • Manage budgets effectively across all campaigns, ensuring spend efficiency and alignment with strategic goals.
  • Present traffic results in monthly Marketing Calls with the property and regional managers.
  • Implement and test new digital marketing tools, tactics, and technologies to keep IMT at the forefront of multifamily marketing innovation.
  • Evaluate customer experience across multiple channels and touch points.
  • Continuously research and evaluate technologies and trends.
  • Assist with other projects or duties as assigned.

Qualifications

  • 3-5+ years of hands-on experience managing multi-channel digital marketing campaigns
  • Bachelor’s degree in marketing, communications, business, or related field
  • Experience managing or mentoring team members with strong leadership potential
  • Proficiency managing SEO/SEM campaigns and ability to collaborate successfully with internal and external agencies to achieve objectives
  • Experience using website analytics tools such as Google Analytics, Google Data Studio, BrightEdge
  • Proven success in developing and executing data-driven marketing strategies that deliver measurable ROI
  • Strong analytical skills with the ability to translate data into clear insights and actionable recommendations
  • Excellent written, verbal, and presentation skills with confidence communicating to executives and large groups
  • Strong organizational skills, detail-oriented, energetic and positive attitude with ability to operate under pressure
  • Advanced proficiency using Microsoft Office (Excel, PowerPoint, Word, Outlook, OneNote)
  • Knowledge of industry systems such as MRI, Rent Dynamics, HyLy, RapidSoft and LeaseStar a plus
  • Experience in multifamily real estate or hospitality marketing preferred
  • Ability to travel 5-15%

  • Pay - $100,000-$120,000 per year, depending upon skills and experiences related to the role, plus bonus potential
