Job Summary
The Maintenance Technician II is responsible for performing advanced maintenance, repairs, and installations on a wide range of complex facility equipment and systems. These include HVAC, electrical, plumbing, carpentry, irrigation, and mechanical systems. This role leads troubleshooting efforts, collaborates with contractors, and mentors junior technicians to ensure optimal building performance. The Technician II also plays a key role in preventive maintenance planning and emergency response operations.
Essential Duties and Responsibilities
Perform advanced maintenance, repairs, and installations across HVAC, electrical, plumbing, carpentry, and mechanical systems.
Lead troubleshooting efforts for complex issues and provide emergency response support as needed.
Manage and maintain 45 rooftop units (RTUs) (10, 18, and 30 tons); develop maintenance schedules, conduct inspections, and coordinate repairs with contractors.
Operate and maintain the Trane Tracer system, irrigation systems, and Dosatron equipment.
Conduct daily rooftop and facility inspections; document performance and escalate issues when necessary.
Install, configure, and ensure safe operation of facility equipment.
Enter and update maintenance tasks in the e-maintenance system and maintain accurate records.
Train, guide, and supervise junior maintenance staff to ensure safety and skill development.
Support facility upgrades, renovations, and expansions by providing technical oversight.
Maintain workspace cleanliness and enforce compliance with all safety protocols.
Operate facility equipment, including scissor lifts, safely and efficiently.
Perform additional duties as assigned to support the overall maintenance and operational needs of the facility.
Job Requirements
Ability to work independently and follow detailed instructions.
Comfortable working at heights up to 35 feet.
Completion of required maintenance training, including scissor lift certification.
Strong knowledge of HVAC, electrical, plumbing, and carpentry systems.
Proficiency with diagnostic tools and advanced maintenance equipment.
3-5+ years of experience in facility maintenance or a related field.
Demonstrated leadership, organizational, and time management skills.
Experience supervising or training maintenance staff.
High school diploma or equivalent required; technical certifications .
Strong problem-solving and troubleshooting capabilities.
Physical Demands
