Job Description
We are seeking a On-Site Construction Project Manager (Assistant) to join our team! You will oversee document control, and assist with project planning, scheduling, budgeting, pay applications, bid solicitations, and construction implementation. SCOPE OF POSITION AND REPORTING RELATIONSHIPS
Provide leadership to the project management team including the execution of the design phase, construction phase and interactions between the client, project management, construction management, design team members and construction contractors and suppliers. Participate in and manage the delegation of all project management responsibilities including design management, contract administration, budgeting, scheduling, quality control, payment application review and approval and project closeout and turnover. Duties And Responsibilities
The following statements describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an all-inclusive list of all duties, responsibilities and skills required of personnel so classified. This role is required to be on the jobsite 100% of the time. Manage Request for Information, submittal, inspection, as-built (including digital as-builts and hard copies), document control, and closeout processes. Maintain and organize project files on Google Drive, Procore, or similar system. Manage and document field meetings; including Owner meeting, design meetings, and subcontractor meetings. Provide support to project management team & participate in planning & formulation of design alternatives & solutions. Support PM in developing & administering project budgets & fiscal controls, contract & quality control provisions. Support Project Superintendent with site oversight, RFI formulation, document control, inspection requests, and other relevant site activities. Perform cost estimating & value engineering; provide bid analysis for review & approval by Owner & Owner's rep. Track VE for ultimate acceptance or incorporation into budget. Monitor & coordinate work performed by field staff & contractors, ensuring that project operations are in compliance with design specifications, government policies, delivery criteria & ensuring that client requirements are being met to the highest standard. In conjunction with site staff, monitor & control construction through administrative direction to ensure project is built on schedule & within budget. Investigate & identify potentially serious cost and/or risk situations & implement appropriate corrective measures. Assist in buying out project with project team from bid estimates. Initiate & maintain liaison with owner, government entities (as needed), design team, contractors/suppliers to facilitate construction activities. Create, track & oversee purchase order & procurement process & oversee RFI, submittal, procurement & document control. Assist the Superintendent with implementation of the Site Safety Plan. Perform safety orientations to new workers as needed. Log and track safety orientations. Qualifications
Previous experience in construction management or other related fields. Familiarity with construction management software. Strong leadership qualities. Strong negotiation skills. Deadline and detail-oriented. (Preferred) Degree in Construction Management, Engineering, Architecture, or related field. The Projects
