Construction Project Manager . The Role:

As our Construction Project Manager, you will be responsible for the full lifecycle of complex commercial construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. Your exceptional communication skills will be crucial in coordinating with architects, engineers, subcontractors, and stakeholders, all while maintaining a strong on-site presence and

overseeing the on-site project teams . Key Responsibilities: Provide overall management of the project. 100% on site is required of this position. Manage Request for Information, submittal, inspection, as-built, document control, and closeout processes. As-builts shall be both in digital and hard copy form. Manage and document field meetings; including Owner meeting, design meetings, and subcontractor meetings. Participate in the planning and formulation of design alternatives and solutions for construction projects. Develop and administer project budgets and fiscal controls, contract, and quality control provisions. Develop and track project cost projections. Perform cost estimating and value engineering; oversee all aspects of day-to-day management of construction. Assist in Development of schedule including sequencing, duration, logic, including subsequent scheduling maintenance. Oversee, manage, and implement the schedule during the course of a construction project. Monitor and coordinate work performed by field staff and contractors; ensuring that project operations are in compliance with design specifications and with government policies and regulations, established performance and delivery criteria, and ensuring that client requirements are being met. Assist the client in achieving Planning Approval from the City or other jurisdictions as required. Research and prepare reports pertaining to operations, equipment, policies and procedures, and/or other issues. Initiate and develop Cost Report from bid estimate. Identify/establish clearly defined phases and appropriate quantities to monitor self-performed work. Proficient in identifying potential cost overruns, input/reforecast accurate cost projections, perform routine Cost Report maintenance, establish and monitor Contractor Change Orders, backcharges and additional work phases. In conjunction with site staff, monitor and control construction through administrative direction to ensure the project is built on schedule and within budget. Investigate and identify potentially serious cost and/or risk situations and implement appropriate corrective measures. Analyze and successfully manage Owner and Contractor Change Orders, Pay Requests, Cost Proposals, Time Extension Requests, etc., to ensure accuracy and compliance with contract requirements, limit corporations exposure to risk and/or liability and maintain project profitability. Proficient in buying-out project from bid estimate including development of Boiler Plate, clearly defined and project specific Scope of Work for Contractors/Suppliers, assessing risk in Contractor Bond requirements, identifying and resolving missing scope items from bid estimate. Ensure contracts are issued and executed in a timely manner. Create and Issue Owner Approvals / Bid Leveling sheets to the client for their approval. In conjunction with site staff, monitor and document contractor performance, i.e., Quality Control, Safety, Scope of Work, Coordination with other trades, etc. Initiate and maintain liaison with Owner, government entities (as needed), Design Team, Contractors/Suppliers to facilitate construction activities. Properly research, document and address potential problems to maintain project budget controls and minimize projects exposure to risk and liability. Manage permit processes, including deferred submittals if required. Manage financial aspects of Contracts to protect the employers interest and simultaneously maintain good relationship with Owner, Contractors and Suppliers. Provide supervision and on-the-job training to clerical and onsite staff assigned to the project. Manage the deportment, disposition and general employment of all employees on site. Provide management of project level engineering and engineering services. Create and implement an engineering plan for each construction project that addresses engineering staffing, project document controls, and engineering resources. Qualifications: Proven experience (5+ years preferred) as a Project Manager in complicated commercial construction, ideally with experience in hospitality projects. Demonstrated success in managing projects of similar scale and complexity. Proven ability to lead and manage on-site construction teams. Exceptional communication skills, both written and verbal, with the ability to effectively interact with diverse stakeholders in person and remotely. Strong understanding of construction processes, methods, and materials. Proficiency in project management software and tools. Excellent problem-solving, negotiation, and decision-making skills. Bachelor's degree in Construction Management, Engineering, or a related field is preferred. Compensation and Benefits:
