Job Overview
As an Apartment Maintenance Technician, you'll be responsible for ensuring the overall upkeep, repair, and maintenance of apartment units and common areas within our residential community. Your work will directly impact the quality of life for our residents by resolving maintenance requests efficiently and maintaining a safe, comfortable, and attractive living environment.
Key Responsibilities Respond promptly to service requests and work orders submitted by residents, prioritizing urgent and emergency repairs. Perform routine maintenance and repairs on HVAC systems, plumbing, electrical fixtures, appliances, and carpentry as needed. Prepare vacant apartments for new residents, including painting, cleaning, and making all necessary repairs to ensure units meet company standards. Conduct regular inspections of property grounds, buildings, and equipment, identifying and addressing potential issues before they escalate. Troubleshoot and repair issues related to doors, windows, locks, lighting, and other building components. Assist with upkeep of common areas, including hallways, lobbies, laundry rooms, and exterior spaces. Coordinate with outside vendors and contractors for specialized repairs or projects. Maintain accurate records of work performed, parts used, and time spent on maintenance tasks. Ensure compliance with safety regulations and company policies, using appropriate personal protective equipment (PPE) at all times. Support seasonal tasks such as snow removal, landscaping, pool maintenance, and pest control as required. Participate in on-call rotations for after-hours emergencies. Requirements Required Skills & Qualifications
High school diploma or equivalent; technical or vocational training in building maintenance, construction, or related field is a plus. Proven experience in apartment, property, or facilities maintenance preferred. Working knowledge of HVAC, plumbing, electrical, and mechanical systems. Strong troubleshooting and problem-solving abilities. Ability to safely use hand and power tools, ladders, and other maintenance equipment. Basic computer skills for work order management and recordkeeping. Excellent communication and customer service skills; ability to interact professionally with residents and staff. Physical ability to lift up to 50 lbs, work in various weather conditions, and perform tasks requiring bending, stooping, and climbing. Valid driver's license and reliable transportation. Willingness to work flexible hours, including evenings and weekends, as needed. Benefits Benefits
