Overview The
Director, Asset Management
will oversee a diversified portfolio of intricate debt investments secured by various types of commercial real estate, including ground-up constructions, renovations, capital improvements and leasing initiatives. Assets under management will include transitional or value-added properties across major U.S. markets across sectors such as office, retail, industrial, multifamily, condos, student housing and hospitality.
Responsibilities
Interpret complex loan agreements to apply loan terms in asset management activities.
Collaborate with internal teams to streamline asset servicing and ensure precise, timely reporting.
Oversee the draw process and ensure pre-funding conditions are met in line with credit agreements for construction, leasing, and capex.
Facilitate the funding process with lenders, their syndicates, co-lenders, and note-on-note financiers.
Analyze lease proposals and draft recommendation memos for clients.
Engage external consultants (legal advisors, title agents, brokers, leasing/sales agents, construction experts) as needed.
Utilize software to manage and monitor data related to properties, borrowers, and asset performance.
Organize and assess monthly financial statements from borrowers and other required reports.
Manage collection and evaluation of annual operating and capital budgets.
Assess ongoing performance of operating properties by reviewing rent rolls, operating statements, and collection reports.
Evaluate proposed cash management distributions in accordance with cash flow waterfalls.
Conduct covenant compliance checks per loan documentation (e.g., Debt-Yield, LTV, Debt Service Coverage Ratio).
Generate and maintain monthly asset reports and quarterly performance analysis packages.
Coordinate with tax and insurance teams for insurance coverage, tax payments, and escrow requirements.
Approve annual operating and capital budgets and proposed tenant leases.
Mentor financial analysts and support their professional development.
Required Qualifications
Bachelor's degree in finance, accounting, real estate, or a related discipline.
5+ years of experience in debt asset management or loan servicing.
Proficiency in Microsoft Excel, Word, and Outlook.
Understanding of complex commercial real estate structured-finance transactions.
Knowledge of commercial real estate transactions, terminology, and capital markets.
Excellent written and verbal communication skills.
Ability to interpret intricate credit and legal documentation.
Strong analytical and mathematical abilities; ability to manage multiple tasks and meet deadlines.
Team-oriented, collaborative, and able to contribute to shared goals.
Advanced Excel skills; ability to build complex worksheets.
Ability to travel 10-15%.
