In addition, the Company is currently in the design and construction phase of an additional ~1,300 apartment units in Chelsea and Greenpoint, two commercial to residential conversion projects that would yield an incremental ~1,000 units and a 3.0M sf super-tall mixed-use office and hotel development adjacent to Grand Central Terminal.

About the Role
TF Cornerstone is seeking a detail-oriented and driven Capital Improvements Project Manager to support the execution of high-impact capital projects across our New York City portfolio. This role is essential in ensuring projects are delivered on time, within budget, and to the highest quality standards. You’ll collaborate closely with design teams, contractors, and internal stakeholders—managing projects from pre-construction through close-out.
Key Responsibilities
Pre-Construction & Bidding
• Prepare detailed bid packages and write comprehensive scopes of work for key trades.
• Solicit, review, and analyze subcontractor bids; prepare bid comparison sheets to ensure scope and budget compliance.
• Distribute construction drawings and revisions to appropriate trades.
Construction Administration
• Manage the shop drawing/submittal process, including review, tracking, expediting, and distribution.
• Participate in trade coordination and attend MEP coordination meetings.
• Assist in developing site logistics and safety plans.
• Maintain and update project schedules and budgets.
• Review and process change order requests and subcontractor payment applications.
Project Execution
• Oversee material and equipment procurement to align with construction timelines.
• Coordinate and collect documentation for permit approvals and DOB sign-offs.
• Conduct regular site inspections to verify project progress and quality standards.
• Support the delivery of capital improvement projects, including:
o Local Law 11 façade restorations
o Local Law 97 carbon emissions compliance
o Local Law 126 parking garage assessments
o MEP system upgrades
o Roofing, lobby, corridor, and amenity space renovations
Qualifications
• 5–7 years of mechanical engineering design firm experience preferred
• NYC residential/commercial work preferred
• Bachelor’s degree in Engineering, Architecture, or related field strongly preferred
• Strong knowledge of NYC construction codes and DOB procedures

Compensation
