Project Manager/Estimator (Commercial Construction)

Legacy Commercial Construction LLC specializes in cold-formed metal framing, drywall, acoustical ceilings, and specialty ceiling systems. We partner with leading General Contractors to deliver safe, high-quality projects on time and under budget.

Role Overview:

We’re seeking a proactive, detail-oriented Project Manager to own projects from set-up through closeout. You’ll coordinate closely with Field Operations, manage budgets and schedules, and serve as the primary point of contact for our clients, engineers, vendors and trade partners.

Key Responsibilities:

• Lead full project lifecycle, kickoff, buyout support, execution and closeout.
• Perform project set-up, review subcontracts, insurance, schedule of values (SOV), manpower budget, and document control.
• Develop and manage project budgets, forecasting, cost-to-complete, change orders, and site visits.

· Create, track, and update schedules, mitigate risks and drive issue resolution.

• Prepare, submit & manage RFIs, submittals, and change events. Maintain Project Folder on company server with all documentation.
• Coordinate with AP & AR departments, manage SOVs and monthly billings; ensure timely approvals and cash flow.
• Coordinate with Field Operations to align manpower, materials, equipment, safety plans, and quality standards.
• Prepare, submit, and manage, RFIs, submittals, and change events; maintain accurate logs.
• Interface with General Contractors, maintain excellent communication and deliverables.
• Champion site safety and quality control, in partnership with superintendents/foremen.
• Lead project meetings such as kickoff meetings, coordination meetings, actionable follow-ups and project closeout meetings.

Qualifications:

• Experience in commercial construction a plus but not required.
• Bachelor’s degree in Construction Management, Engineering, Business, or other applicable field.
• Or equivalent Field experience.

• Proven business acumen in project planning and management within commercial construction.
• Strong verbal, written, and organizational skills.
• Proficiency with construction PM tools (e.g., OST/QB, Buzzbid, Procore, Bluebeam, MS Project/Primavera, Excel).
• Ability to read drawings/specs, draft scopes, and negotiate subcontractor/vendor agreements.
• Results-driven mindset with a focus on safety, quality, schedule, and budget.
