$32.00-$34.00 per hour. Schedule:
MondayFriday; 8:00 am to 5:00 pm. Benefits

Position Summary
The Community Manager is responsible for the day-to-day operations of the assigned community(s) and ensures that the established company objectives are achieved. This role leads the optimum performance of the community in areas including associate management, leasing and marketing, compliance, accounting, resident satisfaction, and maintenance activities. Responsibilities
Lead, direct and supervise employees assigned to the community. Provide regular performance feedback, complete annual reviews, and take timely action in collaboration with Human Resources. Successfully interview, hire, train and retain employees. Work with Human Resources to recruit and onboard new employees. Perform accounting tasks including collecting and posting rent, fees, and other payments; process month-end with accuracy; collaborate with Accounting to resolve issues. Process accounts payable by handling invoices and payables. Review utility billing and rentable item charges to ensure accuracy. Oversee the communitys marketing program, social media engagement, collateral inventory, and collaborate with Marketing on promotions and pricing. Support marketing and leasing efforts by providing input on promotions and pricing. Provide excellent customer service to residents, prospects, and guests. Lead revenue management to maximize income; monitor HUD fair market rents, Section 8 standards, and voucher rents. Oversee tax credit program compliance with the Compliance Department and ensure timely submittals and reporting. Complete resident move-outs in accordance with lease terms and procedures. Maintain up-to-date information in Yardi and related resident management software. Respond to resident questions and concerns promptly; work with Resident Relations to deescalate issues. Ensure timely submission of timecards, bonus worksheets, and payroll; coordinate with Payroll to resolve issues. Supervise resident retention programs, renewals, and leasing programs to maintain occupancy. Coordinate resident events, community programming, and collaboration with local/non-profit programs. Conduct regular site inspections of common areas, amenities, models, and vacant units. Oversee leasing efforts including prospect engagement, tours, closing ratios and move-ins. Maintain a reputation of excellence and improve community and company reputation scores. Supervise lease agreements, screening processes, and notices for compliance and accuracy. Oversee maintenance activities including unit turns, service requests, scheduling, staffing, preventative maintenance, and capital projects. Prepare and monitor operating budgets; analyze variances and identify opportunities to maximize income and minimize expenses. Ensure compliance with regulatory requirements, company standards, and processes. Interact professionally with retail and commercial clients; maintain relationships with local housing authorities and agencies. Implement new systems, programs and procedures as directed; use company technology effectively. Collaborate respectfully with peers and teams; pursue ongoing training and industry/legal trends. Experience
Minimum 2 years of experience in property management, including sales/multi-family leasing and supervisory responsibility. Bachelors degree in business or related field preferred. Thorough knowledge of Federal Fair Housing and applicable local, state, or federal regulations. Knowledge of Section 42 LIHTC program and related compliance processes preferred. Experience leading a team with ability to source, interview and manage performance of employees. Proficient in MS Office Suite (Word, Excel, PowerPoint, Outlook). Budgeting experience and ability to interpret financial statements. Experience using property management software, preferably Yardi. Excellent written and verbal communication skills. Must be at least 18 years of age; high school education or equivalent required. Must be able to speak, read and write English proficiently to carry out duties.
