PARTNERSHIP – We bring out the best in each other. The Position brightSTAR Communities is seeking a results-oriented Construction Manager to join our team. This field-intensive role requires approximately 75% on-site presence across a designated territory, where you'll be responsible for managing a diverse range of construction projects . This includes new home infill, used home renovations, and significant capital expenditure initiatives such as building renovations, road paving, and infrastructure upgrades within your assigned communities. Reporting directly to the Asset Manager, you'll be crucial in delivering various projects on time and within budget , upholding high-quality standards , and ensuring strong vendor accountability . You'll collaborate closely with our Operations, Asset Management, and Accounting teams to ensure seamless project execution. Responsibilities: Project Management & Execution: Manage all phases of new manufactured home installations, including site preparation, home setup, utility connections, and final inspections/closeout. Oversee CAPEX projects, such as community upgrades, renovations, and infrastructure improvements. Effectively manage subcontractors and vendors, ensuring adherence to project specifications and quality standards. Ensure all projects are completed on time, within budget, and in compliance with brightSTAR standards. Vendor Oversight & Field Management: Manage relationships with contractors, installers, and third-party vendors for all construction-related activities. Conduct regular on-site visits to monitor progress, resolve issues, and ensure work meets specifications. Enforce quality control, safety protocols, and vendor accountability across all job sites. Budgeting & Cost Control: Develop and manage project budgets, meticulously tracking expenses and identifying cost-saving opportunities. Track construction and renovation budgets, flag variances, and ensure cost-effective project execution. Review and approve contractor invoices and work orders in coordination with the Asset Manager. Communication & Coordination: Work closely with the Asset Manager and Inventory Manager to align construction timelines with inventory goals. Foster strong working relationships with internal stakeholders across various departments (Asset Management, Operations, Accounting, Sales & Marketing). Provide regular updates, status reports, and project tracking documents to internal stakeholders. Documentation & Process Management: Maintain organized project records, including scopes of work, bids, permits, and vendor communications. Contribute to process improvement and documentation of best practices for construction workflows. Additional Responsibilities: Assist with other operational or construction-related duties as assigned. Qualifications A minimum of 2 years of construction, project management, or field operations experience is preferred. Bachelor's Degree preferred; relevant work experience may substitute for formal education. Strong project management skills, with the ability to coordinate multiple vendors and deadlines across sites. Ability to craft scopes of work & detailed construction schedules and understand permitting processes and blueprints. Highly organized with strong attention to detail in fast-paced environments. Proactive and able to work independently while meeting tight deadlines. Excellent written and verbal communication skills.
