Property Manager
Position Overview
The Knolls LC is experiencing rapid growth with both Apartments and Townhomes and is seeking a highly skilled Property Manager to oversee the overall operation, management, and maintenance of assigned residential and commercial properties for an immediate position. This role ensures that properties are safe, well-maintained, and profitable while delivering exceptional service to tenants, owners, and vendors. The Property Manager will balance daily operations with long-term planning to protect and enhance property value. Key Responsibilities Operations & Tenant Relations Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a timely manner. Enforce lease agreements, community rules, and company policies fairly and consistently. Manage lease renewals, tenant move-ins, and move-outs, including inspections and documentation. Financial Management Collect rent, fees, and other payments; monitor delinquency and take necessary follow-up actions. Prepare and manage operating budgets; track expenses and monitor property performance. Review financial reports and recommend strategies to maximize profitability. Maintenance & Vendor Management Oversee property maintenance, repairs, and capital improvements. Schedule and coordinate routine inspections to ensure safety and compliance. Manage vendor relationships, including bidding, contract negotiation, and performance monitoring. Compliance & Risk Management Ensure compliance with local, state, and federal housing regulations and safety standards. Maintain accurate and up-to-date property records, leases, and legal documents. Respond to emergencies and implement risk management practices. Leadership & Strategy Supervise and support on-site staff (leasing agents, maintenance personnel, etc.) where applicable. Develop and implement strategies to improve tenant satisfaction and property performance. Provide ownership with regular updates, reports, and recommendations. Qualifications 3–5 years of property management experience; bachelor's degree in business administration or related field preferred. Proven experience as a Property Manager or in real estate management. Strong knowledge of property management principles, housing laws, and best practices. Excellent communication, negotiation, and conflict-resolution skills. Proficiency in property management software (AppFolio preferred) and Microsoft Office Suite. Ability to work independently, prioritize tasks, and manage multiple properties simultaneously.
