Field Superintendent (Multifamily Construction)
Position Overview:
The Field Superintendent reports to the Project Superintendent and is responsible for overseeing all on-site operations for multifamily construction projects. This role ensures projects are delivered safely on schedule, within budget, and with the highest quality standards. The Field Superintendent manages subcontractors, coordinates site activities, and maintains strong relationships with owners, inspectors, and project teams.
Key Responsibilities
Supervise daily construction activities for multifamily projects, ensuring adherence to schedule, budget, and quality expectations.
Coordinate subcontractors, suppliers, and field staff to maintain efficient workflow and resolve conflicts.
Review and interpret construction drawings, specifications, and shop drawings, addressing field issues proactively.
Enforce company and OSHA safety standards, lead regular safety meetings, and maintain a safe work environment.
Monitor site progress and prepare daily reports for the Project Superintendent and Project Manager, including labor, materials, inspections, and delays.
Verify that work meets project specifications, building codes, and quality standards through regular site inspections.
Manage site logistics, including staging, deliveries, waste removal, and site cleanliness.
Assist Project Superintendent in updating the master job schedule in coordination with Project Manager and provide, at minimum, weekly update information. Update Project Manager as to any needed logistical or activity changes as job progresses to improve schedule's use. Utilize schedule with a two-week look ahead to anticipate needs and control project. Prepare additional short-term schedules as needed to coordinate work and convey to trades.
Coordinate with inspectors, engineers, and local officials to ensure timely approvals and inspections.
Oversee punch list completion and ensure smooth project closeout and turnover.
Assist Project Superintendent with the setup of all equipment, furniture, utilities, and interior layout of the field office.
Qualifications
Minimum 5 years of superintendent or field leadership experience in multifamily construction required.
Strong knowledge of building systems, codes, and construction methods specific to multifamily projects (wood frame, podium, concrete, MEP coordination, finishes).
Proven ability to manage multiple subcontractors and phases of work simultaneously.
Excellent leadership, organizational, and communication skills.
Proficient in project management and scheduling software (e.g., Procore, Bluebeam, MS Project).
OSHA 30 certification strongly preferred.
High school diploma required; degree or technical training in construction management a plus.
