Overview

The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities

Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct property tours, show apartments, process applications, perform credit and background checks, prepare lease and move-in packages, and ensure a smooth move-in and lease signing. Complete related accounting, financial, administrative, and reporting duties as assigned. Design and execute offsite marketing activities to drive traffic, including resident referrals, employer outreach, internet marketing, social media, and other property-specific plans and programs. Gather, analyze, and interpret market and economic trends; stay informed of changes in technology, industry standards, and leasing tools and processes. Manage lease enforcement processes including inspections, evictions, collections, notifications, and other lease-related actions as outlined in the lease agreement. Follow up with prospects and residents to ensure satisfaction and finalize leasing or renewal decisions; support lease renewal programs and ensure timely execution of renewal documents; address resident concerns promptly and professionally. Oversee safety, cleanliness, and appearance of the property; report mechanical/electrical issues and ensure show units meet company standards for show quality through daily inspections. Resolve customer objections and issues; stay informed about market/competitor conditions to sustain occupancy and sales results; implement marketing plans and policies related to concessions and specials. Other duties as assigned. Work Hours and Environment

Schedule 40 hours per week. Typical site hours vary by location: Monday Friday 9am 6pm; Saturday 10am 5pm; Sunday 1pm 5pm. Pay

Base pay range: $19.00/hr - $21.00/hr. Benefits and PTO

Must be available to work on weekends when scheduled and perform essential job functions unaccompanied. Office environment with frequent exposure to outside elements; conditions may be unpleasant or hazardous. Qualifications

Education: High School Diploma or GED Experience: Property management, sales, marketing, and customer service background sufficient to manage day-to-day operation of an apartment community Advanced Skills: Communication, presentation, and delivery skills with ability to connect with people at all levels Computer Skills: Proficiency in internet, word processing, spreadsheets, database management; strong proficiency in property management software (preferably Entrata, Yardi and/or OneSite) Licenses: Valid drivers license Physical Requirements: Able to lift up to 20 pounds alone and up to 50 pounds with assistance; standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard work; routine local travel Equal Opportunity
