The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities Performs all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, showing apartments, processing applications, credit screening, background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing. Completes related accounting, financial, administrative, and other reports. Designs and executes offsite marketing activities to drive traffic, including resident referral and employer outreach programs, internet marketing, social media, and other property-specific marketing plans and programs. Gather, analyze, and interpret market and economic trends; keep informed of changes in technology, industry standards, leasing and sales tools and processes. Manage lease enforcement processes including apartment inspections, evictions, collections, notifications, and related actions as outlined in the lease agreement. Follow up with prospects and residents to ensure satisfaction and finalize lease decisions; support lease renewal processes and ensure renewal documents are signed on time; respond promptly to resident or owner concerns and document requests. Ensure safety, cleanliness, and general appearance of the property and report any malfunctions or injuries; inspect show units, leasing office, and amenities to meet company show-quality standards. Resolve customer complaints and monitor market and competitor conditions to sustain occupancy; develop and implement marketing plans and adhere to policies related to concessions and programs. Other duties as assigned.
Work Hours and Environment
Schedule 40 hours in a regular work week. Typical site hours may vary by site: Monday Friday: 9am 6pm Saturday: 10am 5pm Sunday: 1pm 5pm
Essential Requirements
Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied. Office environment with frequent exposure to outside elements where temperatures, weather, odors, and/or landscapes may be unpleasant or hazardous.
Qualifications Summary
Education and Experience: High School Diploma or GED Equivalents. Experience in Property Management, Sales, Marketing, and Customer Service is preferred to manage day-to-day operations of an apartment community. Strong communication, presentation, and delivery skills with the ability to connect with people at all levels. Proficiency in internet, word processing, spreadsheets, and database management; experience with property management software (preferably Entrata, Yardi, and/or OneSite). Licenses and Certifications
Current valid drivers license Certifications: None
Physical and Travel Requirements
Physical: Ability to push, pull, lift, carry up to 20 pounds independently and 50 pounds with assistance. Standing, walking, reaching, climbing, stooping, and occasional sitting and keyboard work. Travel: Routine local travel may be required for meetings and training.
