our website . We are currently seeking a Director of Property Management to lead our Property Management Division, which specializes in managing single family properties throughout the PNW. Responsibilities
Team Leadership:
Manage and oversee the Property Management Division, including a team of 16 property managers (1099) and a Property Management Supervisor (W2). Operational Oversight:
Coordinate activities and resources to achieve property objectives as set by the Director of Business Operations and the CEO. Policy Development:
Participate in creating strategies, operational procedures, and policies. Revenue Growth:
Assist in creating and executing strategies to increase portfolio and company revenue. Compliance:
Ensure all business practices comply with company policies, Fair Housing laws, the ADA, the Fair Credit Reporting Act, state statutes, and other relevant laws. Policy Implementation:
Enforce company policies within the property management team. Strategy Execution:
Collaborate with the Director of Business Operations and the CEO to develop and implement marketing and growth strategies. Quality Assurance:
Ensure operations meet established quality standards through proper procedures and processes. Relationship Management:
Maintain external relationships with clients, vendors, and residents to further company objectives and image. Administrative Efficiency:
Ensure efficient administrative practices, including scheduling, contracting, and record keeping. Financial Monitoring:
Regularly review financial information for accuracy and compliance. Performance Evaluation:
Conduct monthly report analyses to ensure that Key Performance Indicators (KPIs) are in line with business objectives. Problem Resolution:
Address and resolve business and personnel issues promptly. Legal Oversight:
Lead the resolution of legal and contractual disputes, keeping the CEO informed. Reporting:
Develop and submit required reports to the CEO within set guidelines. Industry Awareness:
Stay informed about industry trends, legal, regulatory, and technical changes, and communicate updates to the team. Meetings:
Conduct monthly property management meetings to update on policies, legislative changes, and technological improvements. Networking:
Participate with relevant outside organizations and activities to engage, promote, and enhance the company’s mission and reputation. Ideal Candidate Qualifications
Licensing:
Active Managing Broker’s license, or a Real Estate Broker’s License with the ability to obtain a Managing Broker’s license within six months of hire. Experience:
At least 5 years of residential property management experience and 5-7 years of managerial experience. Professionalism:
Must be able to work collaboratively and respectfully with peers, other team members and departments. Knowledge:
Strong understanding of WA landlord/tenant law, lease agreements, and security deposit disposition processes. Independence:
Ability to work independently in a fast-paced, changing environment. Software Proficiency:
Experience with AppFolio is preferred but not required. Transportation:
Reliable transportation is required.
