Four D's Properties Job Summary The Property Management Finance Specialist is responsible for all financial aspects of the company's property portfolio, ensuring fiscal accuracy, operational efficiency, and profitability. This role involves everything from day-to-day accounting and cash flow management to strategic budgeting, financial reporting, and compliance. The ideal candidate is detail-oriented, has a strong understanding of property management software and accounting principles, and can effectively communicate complex financial information Prepare and deliver comprehensive monthly, quarterly, and annual financial statements for all assigned properties and the portfolio. Conduct variance analysis by comparing budgeted income and expenses to actual results, providing detailed commentary for management. Oversee month-end and year-end close processes, ensuring accuracy and timeliness. Collaborate with asset managers and property managers to analyze financial data and provide insights for improving portfolio performance. Budgeting Phone Communication Knowledge of leases and Real Estate background Other duties as assigned. Budgeting and Forecasting: Develop and manage annual operating and capital budgets for each property. Create financial forecasts and projections to support strategic planning and decision-making for acquisitions, dispositions, and other activities. Monitor expenses regularly to ensure compliance with budgets and identify cost-saving opportunities. Accounting and Bookkeeping: Manage the full accounting cycle, including accounts payable (A/P) and accounts receivable (A/R). Reconcile bank accounts, general ledgers, and cash flow on a regular basis. Process and track vendor invoices, expense reports, and other financial transactions. Oversee and manage tenant ledgers, ensuring timely rent billing and payments. Compliance and Audits: Prepare audit schedules and coordinate with external auditors, providing necessary documentation and explanations. Handle tax-related tasks, including reviewing tax assessments and assisting with tax filings for real estate transactions. Lease and Transaction Management: Understand lease terminology and manage lease accounting to ensure accurate billing, expense allocations, and revenue recognition. Perform Common Area Maintenance (CAM) and operating expense reconciliations in line with lease agreements. Support financial due diligence for property acquisitions and dispositions.
Qualifications and skills Education:
Bachelor's degree in Accounting, Finance, or a related field is required. A CPA designation is preferred. Experience:
A minimum of 3 to 5 years of progressive experience in real estate or property management accounting. Technical Skills: Expert-level proficiency in Microsoft Excel. Strong working knowledge of property management accounting software (e.g., Yardi, MRI, AppFolio). Understanding of real estate tax principles.
Soft Skills: Exceptional attention to detail and analytical skills. Excellent written and verbal communication skills, with the ability to explain complex financial topics clearly. Strong organizational and time-management skills to meet tight deadlines. Ability to work independently and collaboratively with different teams.
