Position Overview

The Residential Construction Superintendent is responsible for overseeing day-to-day operations on assigned residential construction projects. This role ensures projects are completed safely, on schedule, within budget, and in compliance with quality standards, building codes, and company policies. The superintendent serves as the primary on-site leader, coordinating subcontractors, managing schedules, and being direct contact with the municipality.

Key Responsibilities

Project Oversight

• Supervise and coordinate all on-site construction activities for single-family or multi-family residential projects.
• Monitor progress to ensure adherence to project schedules, budgets, and specifications.
• Enforce company safety protocols and maintain compliance with OSHA regulations.

Team & Subcontractor Management

• Direct, schedule, and oversee subcontractors, suppliers, and trades to ensure timely and quality work.
• Conduct daily site meetings and resolve any issues that may impact workflow.
• Provide guidance, coaching, and performance feedback to field staff.

Quality Control

• Inspect work regularly to ensure compliance with building codes, contract specifications, and quality standards.
• Identify and resolve deficiencies or potential issues proactively.

Communication & Reporting

• Serve as the main liaison between project managers, subcontractors, and inspectors.
• Communicate project status, delays, and issues promptly to management.

Logistics & Planning

• Coordinate delivery of materials and equipment, ensuring availability when needed.
• Manage site setup, security, and cleanliness.
• Oversee inspections and approvals from local building authorities.

Qualifications

• Proven experience as a Residential Construction Superintendent or similar role.
• Strong knowledge of construction methods, materials, building codes, and safety regulations.
• Excellent organizational, leadership, and problem-solving skills.
• Ability to read and interpret blueprints, drawings, and specifications.
• Effective communication and interpersonal skills.
• Proficiency with construction management software preferably BuildPro.

Education & Experience

• High school diploma or equivalent required
• Minimum 5–7 years of residential construction experience, with at least 3 years in a supervisory role.

Working Conditions

• Work performed primarily on active construction sites.
• Exposure to outdoor weather conditions and construction hazards.
• Requires ability to stand, walk, climb, and lift up to 50 lbs. as needed.
