Job Overview

Pivotal Construction is seeking a sharp, detail-driven Construction Estimating Analyst with 3-5 years of experience in commercial construction estimating. This role involves owning cost estimates, collaborating with project stakeholders, and shaping winning proposals for tenant improvements and ground-up projects. Key Responsibilities

• Prepare detailed cost estimates, budgets, and bid proposals for tenant improvement and ground-up construction projects.
• Analyze project documents, drawings, and specifications to determine material, labor, and timeline needs.
• Perform and validate quantity take-offs using current tools and software.
• Solicit and evaluate subcontractor/vendor pricing to ensure competitive and accurate scopes.
• Collaborate with project managers and superintendents to align scopes and schedules.
• Contribute to pre-construction planning and value engineering.
• Maintain and expand relationships with clients, trade partners, and vendors.
• Identify cost-saving strategies, risks, and opportunities for improved profitability.
• Leverage estimating tools such as Procore, PlanHub, BuildingConnected, and Bluebeam.
• Keep current with market conditions, construction methods, and pricing trends.

Qualifications

• 3+ years of estimating experience with a commercial general contractor.
• Demonstrated success with TI projects over $1M and ground-up projects over $5M.
• Proficiency in Microsoft Excel, Bluebeam, Procore, and BuildingConnected.
• Strong communication, analytical, and organizational skills.
• Ability to manage multiple bids and meet deadlines.
• Bachelor's degree in Construction Management, Engineering, or related field preferred.

Benefits & Compensation

• Base Salary: $105,000-$125,000 per year (based on experience)
• Performance Bonus: Semi-annual bonus based on individual and company performance
• Vacation Stipend: $2,500 annual bonus following a qualified vacation (eligible after 6 months of employment)
