Job Overview Pivotal Construction is seeking a sharp, detail-driven Construction Estimating Analyst with 3-5 years of experience in commercial construction estimating. This role involves owning cost estimates, collaborating with project stakeholders, and shaping winning proposals for tenant improvements and ground-up projects. Prepare detailed cost estimates, budgets, and bid proposals for tenant improvement and ground-up construction projects. Analyze project documents, drawings, and specifications to determine material, labor, and timeline needs. Perform and validate quantity take-offs using current tools and software. Solicit and evaluate subcontractor/vendor pricing to ensure competitive and accurate scopes. Collaborate with project managers and superintendents to align scopes and schedules. Contribute to pre-construction planning and value engineering. Maintain and expand relationships with clients, trade partners, and vendors. Identify cost-saving strategies, risks, and opportunities for improved profitability. Leverage estimating tools such as Procore, PlanHub, BuildingConnected, and Bluebeam. Keep current with market conditions, construction methods, and pricing trends. Qualifications
3+ years of estimating experience with a commercial general contractor. Demonstrated success with TI projects over $1M and ground-up projects over $5M. Proficiency in Microsoft Excel, Bluebeam, Procore, and BuildingConnected. Strong communication, analytical, and organizational skills. Ability to manage multiple bids and meet deadlines. Bachelor's degree in Construction Management, Engineering, or related field preferred. Benefits & Compensation
Base Salary: $105,000-$125,000 per year (based on experience) Performance Bonus: Semi-annual bonus based on individual and company performance Vacation Stipend: $2,500 annual bonus following a qualified vacation (eligible after 6 months of employment) 401(k): Employer Safe Harbor contribution of 3% with employee deferral option Health Benefits: 100% employer-paid for employee coverage (Medical, Dental, Vision, Group Life Insurance); option to add family at employee’s expense Disability Coverage: Group and individual plans available Time Off:
