Overview The Construction Manager serves as the Owner's Representative, managing projects from preconstruction through closeout. This role oversees cost, schedule, quality, and safety while coordinating architects, engineers, contractors, and internal teams. The CM also mentors direct reports and ensures client goals are consistently met.
Responsibilities Lead ground-up and tenant improvement projects from planning to completion. Manage budgets, contracts, procurement, and scope changes. Develop and track project schedules and cost reports. Conduct and chair OAC/site meetings; resolve field issues and conflicts. Ensure compliance with OSHA, local building codes, and SWPPP. Review and approve pay applications, change orders, and lien releases. Oversee risk registers and implement mitigation plans. Direct closeout: punch lists, as-builts, warranties, and O&M manuals. Build and maintain strong stakeholder communication. Mentor and develop 2–3 direct reports
Job Requirements:
Education & Certifications Bachelor's degree in Construction Management, Civil Engineering, or related field preferred. OSHA 30 required. Professional certifications such as CCM, CPC, or CPII are a plus. Experience 5+ years in construction with at least 3 years in a supervisory CM, Superintendent, or Foreman role. Experience managing ground-up and TI projects across multiple stakeholders. Proven ability to deliver projects on time and within budget. Skills & Knowledge Strong understanding of construction means and methods, safety, and building codes. Proficiency in cost control, schedule management, and contract administration. Effective leadership, communication, and stakeholder management skills. Technical proficiency with construction management platforms (Procore or similar), scheduling (Primavera P6/MS Project), and Excel. Ability to read and interpret plans, contracts, and specifications.
