Position Summary: The Entitlements Manager oversees and drives the entitlement and due diligence process for land development projects, and oversees a small team. This role evaluates the feasibility of planned acquisitions, secures zoning and governmental approvals, and ensures compliance with all relevant regulations. The ideal candidate will appreciate working with a company known for it's collaborative culture and internal growth opportunity.

Location:

Candidates must be based in the greater Greenville, SC area, or be willing to relocate there.

Key Responsibilities Lead, direct, and manage the entitlement/land team members. Conduct due diligence and feasibility analyses prior to property acquisition. Secure entitlements for projects, including all required governmental approvals and negotiations with public agencies. Oversee preparation, submittal, and approval of subdivision plans, permits, and other project documentation. Coordinate daily activities related to obtaining approvals such as zone changes, concept plans, and preliminary plats. Manage and oversee consultants (e.g., civil engineers, land planners, geotechnical engineers, hydrologists) to ensure deliverables meet project timelines. Review and evaluate consultant scopes of work, development agreements, site plans, and technical reports. Establish and maintain relationships with utility providers to confirm service availability and requirements. Collaborate with the land development team to prepare project budgets and assess financial viability. Identify required offsite improvements (e.g., utility extensions, roadway upgrades) for project feasibility. Partner with leadership to determine product mix and overall project viability. Represent the organization in meetings with municipalities, at public hearings, and in community engagements. Review civil construction documents for accuracy, cost efficiency, and constructability.

Qualifications Bachelor’s degree in planning, engineering, construction management, or related field, preferred. Candidate's must have strong experience with entitlements, zoning and permitting. PE designation strongly preferred, but not required. Strong interpersonal, written, and verbal communication skills. Proficient in Microsoft Office Suite and email applications.
