Proficient within Excel

Homebuilder industry experience or Entitlements PM experience preferred
Experience with MUDD or Utility departments

Day to Day
: A client in Richmond, TX is looking for an Entitlements Project Manager. The day to day responsibilities are listed below: Responsible for managing multiple projects through the entitlement process, including securing approvals, permits, and plats. Oversees due diligence, zoning changes, and plan amendments while maintaining schedules aligned with business goals. Builds feasibility budgets, resolves entitlement issues, and ensures consultant deliverables meet project standards. - Maintains relationships with utility providers and monitors local regulations. Prepares supporting materials and reviews construction plans for compliance. Upholds professional and ethical standards to support company reputation and success. Prepare detailed development proformas outlining full lifecycle costs and financial projections. Collaborate with the acquisitions team to evaluate the feasibility of new land tracts for development. Lead feasibility assessments during the first six months of project consideration. Conduct regular field visits (weekly or as needed) to assess site conditions and provide development status updates. Interface with city staff, council members, and other local officials to secure necessary zoning and planning approvals. Monitor entitlement timelines and ensure alignment with project goals and regulatory requirements.
Compensation: $110,000/yr-$120,000/yr Exact compensation may vary based on several factors, including skills, experience, and education.
